As you know, the existing fire alarm panel is in a constant state of Trouble . In addition, there have been a couple of existing units recently renovated. The existing fire alarm panel is u nable to accommodate new monitored smoke detectors required in these remodeled units. Lionshead Arcade is a 3 story building consisting of retail on the ground floor, office and residential on the 2 nd floor and residential on the 3 rd floor. The exist ing system consists of the following: • Conventional Gamewell fire alarm control panel. This panel is currently no longer UL listed and there are no spare zones available. In addition, the panel is in a constant state of trouble. • Smoke and heat detection throughout the existing commercial spaces. The existing detectors are from a variety of manufacturers, but appear to be mostly compliant with regards to spacing and placement. • Occupant notification throughout the existing commercial spaces . The existing devices are a mixture of horns only and horn/strobes, both wall and ceiling mount. Again, spacing is generally compliant and all areas have at least some coverage. • Manual pull stations at exits from existing commercial spaces • Exterior manual pull stations in residential entry ways . The condominium units are accessed from exterior stairwells (4 condos per stairwell, 2 per floor) • Exterior horns in residential entry ways and the exterior rear corridor. • Smoke detectors in upgraded units . Three existing condo miniums have been retrofitted in recent years. These units are provided with wired, supervised smoke detectors. • 120VAC smoke detectors in non -upgraded units . These detectors are not supervised by the fire alarm system. Thul Electronics will be completin g this work. I do not have plans of this building, but can produce some during installation if necessary. The following scope of will be performed for this project: • Replacement of existing fire alarm panel : The existing Gamewell panel will be replaced with a new Honeywell Vista 128FPB. This panel will have an LCD display and a dialer. It will also be outfitted with a wireless receiver. • Upgrade of Commercial spaces : The existing smoke detectors, heat detectors and manual pull stations will be replaced with new addressable devices. Existing spacing will be maintained. The existing horns will be replaced with new horn/strobes. Existing horn/strobes which are compatible with the new system will remain. • Replacement of Exterior Manual Pull Stations : The existing conventional pull stations located in exterior residential entryways/stairwells will be replaced with weatherproof, addressable devices. • Replacement of Exterior Horns : The existing horns located in exterior residential entryways/stairwells will be replaced with new, weatherproof horn/strobes. • Replacement of Smoke Detectors in upgraded units : Units with hardwired, conventional smoke detectors will have new addressable smoke detectors installed. These will report to the new FACP as a supervisory device. • Installation of Heat Detectors in Non -updated Units : The condominiums which have not been remodeled will have wireless heat detectors installed in the main Living areas. These detectors will provide at least one monitored device per unit, thus im proving the existing condition. The existing 120VAC smoke detectors will remain and will not be monitored. Of course, as units are remodeled in Lionshead Arcade, addressable, wired smoke detectors will be installed and connected to the new FACP. The bui lding manager is aware of this requirement and is committed to upgrading the building as units are updated. I have attached a copy of Thul’s proposal outlining the equipment list and description of each type of device. I have advised Thul to provide a zo ne list at the completion of the project. The balance of the project total, including sales tax, will be due at the completion of the project.Sales Tax Any applicable sales tax will be included in the final billing. Please note that sales tax has been included in the overall total of this proposal.Change Orders Any requested changes or deviations from this proposal will be considered a "change order". Change orders must be presented to the client and signed for by both the client and Thul Electronics.
