Re: We own both sides of the duplex at 740 Sandy Lane. We are combining the two
units into a single family home. We are not adding any square footage to the
building, site coverage or GRFA. Following is a list of exterior work that we are
asking the Design Review Board to approve:
1. Replace 3 windows in existing bedroom with window/sliding door
combination in Side A. 3'x4' casement mulled to a 6'x 6'2" sliding door (fit
into existing opening). New 6'0" by 3'0" stoop at 7 �/z" below floor finish.
Grade to be added to this area so that step off of stoop is no more than 7 �/2".
Grade shouls slope in a manner that directs surface water away from the
building at 1:10 slope to a drainage swale. New window/sliding door to be
Jeldwen Builders Series with Low E and High Altitude Glass to match existing
windows/doors. Relocate existing exterior deck down light to be adjacent to
door.
2. Replace existing front door of Side B with 3' x 4' casement window. New wall
below window is to be constructed of concrete masonry units (covered in
stucco to match existing stucco). Install new waterproof inembrane on wall
and tie into existing waterproofing on adjacent existing construction. New
window to be Jeldwen Builders Series with Low E and High Altitude Glass to
match existing windows. Relocate exterior deck down light to be adjacent to
door.
3. Replace existing lower level window on Side B with 3'x 6'8" door (access to
deck). New door to be Jeldwen Builders Series with Low E and High Altitude
Glass to match existing doors.
4. Replace double window in west elevation bedroom on Side B with triple
window, same height as adjacent bedroom. Three 3' x 4' casement windows
(with egress). New windows to be Jeldwen Builders Series with Low E and
High Altitude Glass to match existing windows.
5. Replace double window in Side B living area with 7'6"x 6'8" sliding doors (in
width of existing windows) to upper deck to match existing sliding doors. An
existing exterior light will be relocated to be adjacent to door.
6. Resurface side B decks in Trex Accents (Woodland Brown) to match Side A
decks. Replace railings for Side B decks with aluminum baluster/wood
railings to match existing railings on Side A.
