HomeMy WebLinkAboutB12-0245 comment letter Date: 6/26/2012 Re: B12-0245 Dear Mr. Irwin RESPONSE INSTRUCTIONS ● Submit three complete sets of revised construction documents containing the requested information with all plan revision items clouded or otherwise identified. ● Please respond in writing to each comment with a response letter addressing each comment. BUILDING COMMENTS Architectural Comments: LS plans 1. All sheets to sealed and signed by the registrant 2. Who is the site engineer for this project? Please have them address the following: a. Impact of surcharges by the new building and drainage on existing retaining wall. b. How is the existing walls structural integrity to be maintained during excavations? c. Provide details and design for the proposed boulder walls as required by the Town of Vail amendments to the building code. d. Provide design for the proposed disturbance fence. Sheet A2 1. How is drainage being provided adjacent to the doors and stairs. Sheet A2.1 1. Provide details and plans for required Radon system per Town of Vail, amendments. Include in electrical plan 2. Show rise and run on entry stairs 3. Rise on stairs to be a maximum of 7 3/4” per IRC 2009. Revise plans 4. Provide cross section of proposed stairs showing compliance for guards and handrails to include cross-sectional criteria. 5. Plans to identify fire rating between garage and living space to include how penetrations are to be addressed. See mechanical and electrical equipment penetrating fire walls. Include details 6. Provide rescheck showing compliance with the 2009 IECC. Plans are required to reflect energy calculations. Include u values for window fenestration on plans. See Town of Vail amendment requiring a maximum of .30 u value 7. Plans to include annotation that the NCFR certificate label to be on glazing at time of rough inspection. Sheet A2.3 1. Plans to reflect ceiling height of loft confirming minimum ceiling heights per the IRC. Sheet C1 1. Provide a detail for the proposed roof system to include weather protection. See criteria for unvented roof systems within the Town of Vail amended ordinances 2. Please provide wall sections showing how flashing, weep screed, weather protection, and insulation are to be installed. The provided cross-section is lacking this information in several areas. Structural Comments: Sheet S1 1. The Town of Vail has amended the IRC to require the structural design to be in accordance with the IBC. Revise general note 2. Plans to reflect required special inspections per section 1704.1.1 IBC 3. Provide details for the proposed boulder walls. 4. Clarify the loading proposed against the existing walls and any possible surcharges. 5. How is the stone walls to be laterally supported and how is drainage being provided? See detail 5 S1 6. Soils to be included in the special inspection criteria due to the soils investigation work has not been done per the applicant. Sheet S2 1. For inspection purposes clarify driven pins referenced for bearing walls. Manufacturer? Sheet S3 1. Snow retention system to be designed by the structural engineer per Town of Vail building code amendments. Revise plans to reflect the required retention system. 2. Plans do not reflect design for the proposed stairs. Please provide. Plumbing Comments: Sheet G1 1. Provide complete gas piping plans. Only one level floor plan submitted. 2. Show building sewer, water, and gas supply location materials and depths on site plan. Mechanical Comments: Provide mechanical plans for the proposed project to include exhaust system proposed for kitchen. Note: exhaust hoods 400 CFM or more requires external ventilation. Plans to reflect this system. Electrical Comments: Sheet E2 1. Plans to reflect the required GFCI receptacles 2. Plans to reflect the required AFCI circuits. 3. Plans to reflect the required CO/Smoke detectors 4.
