Impact of surcharges by the new building and drainage on the existing retaining walls. A section of this existing wall is proposed to be removed for a driveway and be rebuilt to die into new building. All new proposed footings for the proposed building are located lower in elevation compared to the bottom of the existing retaining wall therefore there will be no extra loading or surcharges against the existing retaining wall. The drainage will remain the same or be less of an impact to exiting retaining wall. (as per Jeff Leonardo) B. How is the existing wall structure integrity to be maintained during excavation? Where excavation is being done the wall is being removed. The upper cut excavation is far enough away where it will have no impact on existing retaining wall. (as per Ted Johnson: excavator) C. Provide details and design for the proposed boulder walls as required by the Town of Vail amendments to the building code. Details and design located on Landscape Plan Sheet. (as per Dale Wibenmeyer: engineer) D. Provide design for the proposed disturbance fence. Disturbance fence location is shown on Site Plan and will be Standard orange web plastic with 4' steel landscape stakes to secure every 20'. (as per David Irwin: General Contractor) Sheet, 1. Sheet A2-Item#1. How is drainage being provided adjacent to doors and stairs. All doors will be min.of 3"above outside surface treatment. All outside stairs will have min. ''A"per foot drainage and away from stairs. Sheet A2.1 1. Sheet A2.1 -Item#1.Provide details and plans for required Radon system per Town of Vail, amendments. Include in electrical plan. Have shown location of Radon System on Sheets Cl,El,E2,A2 and A2.1. This System will be wired. • 2. Sheet A2.1 - Item#2. Show rise and run on entry stairs. Have shown rise @ 7 1/4"and run @ 11 '/4"on sheet A2. 3. Sheet A2.I -Item#3. Rise on the stairs to be a maximum of 7'/4"per IRC 2009. Revise plans. Stairs have a rise between 7 '/z"and 7 1/4"max. per IRC 2009. 4. Sheet A2.1 --Item#4. Provide cross section of proposed stairs showing compliance for guards and handrails to include cross-sectional criteria. Cross section of stairs on C 1 showing compliance for guards and handrails.Continuous handrail @ 36"height and size per IRC 2009 5. Sheet A2.1 -Item#5. Plans to identify fire rating between garage and living space to include how penetrations are to be addressed. See mechanical and electrical equipment penetrating fire walls. Include details. The walls will have 5/8" `X' firerock in garage with R-21 in walls and R-30 foil faced insulation in ceiling which will establish a one hour fire rating. All other penetrations will be closed foam sprayed. 6. Sheet A2.1 -Item#6. Provide rescheck showing compliance with the 2009 IECC. Plans are required to reflect energy calculations. Include u values for window fenestration on plans. See Town of Vail Amendments requiring a maximum of.30 u value. Energy Calculations have been posted on sheet M I.The u values( .27- .30)for window fenestration and posted on sheet A2-l.(Energy cal.Per Mr.Heat @ 110,423 BTU'S) 7. Sheet A2.1 - Item#7. Plans to include annotation that the NCFR certificate label to be on glazing at time of rough inspection. This NCFR certificate label has been noted on sheet Cl. 1. Sheet A2.3-Item#1. Plans to reflect ceiling height of loft conforming minimum ceiling heights per the IRC. This has been indicated to be 10"6"ceiling height per the IRC and clouded. Sheet CI: 1. Sheet C I -Item#1. Provide a detail for the proposed roof system to include weather protection. See criteria for unvented roof systems within the Town of Vail amended ordinances. This will be a Metal Roof or 40 year asphalt with ice&water shield(Grace)over entire roof. The unvented roof will have closed cell R-49 insulation. 2. Sheet C I -Item#2. Please provide wall sections showing flashing,weep screed,weather protection, and insulation are to be installed.The provided cross--section is lacking this information in several areas. These details are now shown on Sheet C 1. Plumbing Comments; Sheet CI: I. Sheet G1 -Item#1. Provide complete gas piping plans.Only one level floor plan submitted. This sheet shows all piping for all levels with length and rise. Will also show with sheet M 1. 2. Sheet GI —Item#2. Show building sewer,water,and gas supply location materials and depths on site plan. All utilities already stubbed to lot. Just need to take to house about(40') Will run according to 2009 code requirements. Mechanical Comments: Sheet M I: I. Sheet M I —Item# I. Provide mechanical plans for proposed project to include exhaust system proposed for kitchen. Have included sheet M I to plans. Exhaust hood 400 cfm will have a B vent pipe for external ventilation. Electrical Comments: Sheet E2: 1. Sheet E2—Item#1. Plans to reflect the required GFCI receptacles. All outlets in garage,baths,kitchen and outside to be GFI protected. 2. Sheet E2—Item#2. Plans to reflect the required AFCI circuits. Every other outlet except for garage,baths,kitchen and outside to be AFCI circuits. 3. Sheet E2—Item#3. Plans to reflect the required CO/Smoke detectors. The Carbon Monox Detector(wired)one min.on each floor. The Smoke Detector(wired)in each bedroom and each level. 4. Sheet E2—Item#4. Provide electrical load calculations per Town of Vail submittal requirements. Attached sheet and shown on Sheet E2. Fire Comments: Attached sheet and shown on Site Plan. Kuppinger Residence Job#0206-12 This "Letter of Record" is in regards to the "Structural Comments" and "Public Works Comments" for the above referenced project. The following comments from the Town of Vail are followed by their remedies: Structural Comments SHEET S1: 1. Sheet S1 - Item # 1. The Town of Vail has amended the IRC to require the structural design to be in accordance with the IBC. Revise general note. The above has been adjusted and clouded on sheet S1. 2. Sheet S1 - Item # 2. Plans to reflect required special inspections per section 1704.1.1 IBC. Sheet S1 in the "General Notes" reflects any special inspections that may be required per the local building department's requirements. At this time we feel that there are no special inspections needed except a soil report as stated in the general notes sheet S1. 3. Sheet S1 -Item#3. Provide details for the propose boulder walls. Details for boulder walls shall be provided by a geotechnical engineer. 4. Sheet S1 - Item # 4. Clarify the loading proposed against the existing walls and any possible surcharge. Sheet S1 - Item # 5. How is the stone walls to be laterally supported and how is drainage being provided?See section 5 Si. Detail 5/S1 is a typical stone veneer support for a maximum height of 6'-0. It is supported on a steel angle with expansion anchors as described in the detail. All waterproofing, flashing, and drainage requirements are per the architect. 6. Sheet S1 -Item#6. Soils to be included in the special inspection criteria due to the soils investigation work has not been done per the applicant. This is stated under the Foundation Design section in the General Notes on Sheet S1. SHEET S2: 1. Sheet S2 - Item # 1. For inspection purpose clarify driven pins referenced for bearing walls. Manufacturer? On sheet S1 we have noted under the Structural Wood Framing section in the General Notes what drive pins should be used and this has been clouded. SHEET S3: 1. Sheet S3 - Item # 1. Snow retention system to be designed by the structural engineer per Town of Vail building code amendments. Revise plans to reflect the required retention system. Once a manufacturer, design and location have been specified by the architect our office will provide structural details of how to connect it to the roof structure. 2. Sheet S3 - Item # 2. Plans do not reflect design for the proposed stairs. Please provide. This has been reflected and clouded. Public Works Comments 1. Item# I. Engineered stamped plans required for boulder walls. (Chapter 14-3, Vail Town Code) Yes any fire could be fought from main street access. 4. Does the point of fire apparatus access comply with the min. staging requirements per Vail Town Code? (Chapter 14-4, Vail Town Code) Yes the apparatus access complies. 5. Does the fire department access and staging comply with the Vail Municipal requirements? Yes there is access and staging per code. 6. Does the site have adequate fire flow from a min. of two fire hydrants within five hundred feet of the approved fire staging? (IFC 507.1) Yes with one hydrant @ 40', one hydrant @ 250', one hydrant @ 320' 7. Does the structure meet the requirements for the Urban Wildfire Interface Code? Yes there are no significant trees on this lot. 8.
