1) Foundation design based upon assumed maximum soils bearing capacity of 2000
psf to be verified at the time of excavation. All footings are to bear upon natural
undisturbed soil or compacted and approved structural fill.
2) All foundation around perimeter of structure shall have minimum frost protection
of 48" to bottom of footing. All foundation walls and columns to be centered on
concrete footings unless shown otherwise on plans.
3) All cast in place concrete must be made with Portland cement and attain
minimum compressive strength of 3000 psi after 28 days (minimum compressive
strength of 4000 psi after 28 days for concrete used in slabs). Design based upon
BUILDING CODE REQUIREMENTS FOR REINFORCED CONCRETE (ACI
318), 1999. Concrete placement to conform with "Construction Requirements" as
defined in ACI 318. All exposed edges of concrete shall have %:" chamfer.
Concrete work shall not have any horizontal cold joints unless authorized by the
engineer.
4) Reinforcing steel is ASTM Grade 40. Reinforcement placement shall conform to
MANUAL OF STANDARD PRACTICE, 2001 as prepared by CRSI. All lap
splices to be minimum 36 bar diameters, all horizontal reinforcement to be
continuous around corners and at wall intersections. Minimum reinforcement
protection-
- concrete poured against earth 3"
- concrete poured in forms 2"
- concrete slabs 1"
5) All lumber shall be wolmanized Hem -Fir 42 S4S or better (all lumber within 18"
of finish grade or in contact with concrete must be wolmanized). All timbers are
Doug -Fir #1 or better. Provide solid blocking at 8' -0" on center in all
diaphragms. All columns to be continuous bearing to foundation.
6) Cover decks with 2x6 Redwood or approved equal with 2 screws per bearing
point typical, see manufacturers standard details and specifications.
7) Live loads used for design-
- Roof -80 psf snow.
- Floor -40 psf residential
- Deck -100 psf.
- Wind -90 mph (3 second gust), Exposure B.
- Earthquake -Zone C -IBC.
8) All construction must comply with the 2009 International Building Code as
adopted by the Town of Vail Building Department and the "General Conditions of
the Contract for Construction" (AIA Document A201). All construction must be
completed within the tolerances described in the "Residential Construction
Performance Guidelines" as prepared by the NATIONAL ASSOCIATION OF
HOME BUILDERS.
9) All beams, joists, and rafters are to bear upon walls or beams, or be hung with
SIMPSON Strong -Tie hangers or approve equals.
10) All structural members are shown in their final positions properly braced and
supported; during construction it may be necessary to temporarily shore portions
of the structure while other portions are being constructed. Contact the engineer
for consultation as required.
1 I) General Contractor is responsible for all non - specified connections, contact
engineer for details as required. The engineer is to approve all structural
substitutions.
12) General Contractor is to coordinate all diaphragm penetrations (i.e., chimneys,
plumbing, sewers, etc.) through floors, walls, roofs and foundation walls with
appropriate sub - contractors. General Contractor is responsible for the means,
methods, techniques, sequences, procedures, workmanship, seasonal scheduling
and job -site safety associated with this project. The General Contractor is to
verify all dimensions and elevations with the architectural drawings. Notify
engineer of all conflicts and omissions between various elements of the working
drawings and the existing conditions prior to commencing with that portion of the
project. General Contractor is to inspect remodel projects and verify prior use and
proper disposal of existing materials (i.e., asbestos, etc.) as required by code.
Original construction documents for these buildings was not available for review.
13) All materials exposed to exterior and or moisture conditions shall be treated for
these conditions (i.e., chemical treatment, staining, painting, damproofing,
membranes, flashing, etc.) as required by code. All materials to be treated or
protected for fire resistance as required by code.
