In residential buildings of ten or fewer units if more than 32 squaze feet of surfacing, flooring, roofing or insulating materials (e.g., drywall and associated textures, acoustic sprays and joint compounds, sheet vinyls, tiles, roofmg felt, adhesives), 50 linear feet of asbestos covered/insulated pipe or volume equivalent of materials which would fill a 55 gallon drum are going to be disturbed, an asbestos inspection is required by a state certif ed asbestos building inspector. For buildings with more than ten residential units (considered public), including commercial, civic or industrial buildings, if more than 160 square feet of surfacing materials, 260 linear feet or more than 35 cubic feet of suspect ACM is going to be disturbed, an asbestos inspection is required under NESHAP. County regulations may be more stringent. The regulations require an absolute minimum of 3 samples (EPA suggests 7) per homogenous suspect materials.. In order for the contractor to proceed with restoration, renovation or demolition the suspect materials have to be sampled and analyzed by a NVLAP accredited laboratory by polarized light microscopy PLM methods. CLIENT BACKGROUND: T'he client, Moretti, is planning to remodel their upstairs bathroom. This will affect walls and ceilings within the bathroom as well as a bedroom closet walls and ceilings. HealthSafe Inspections, Inc. was hired to perform the required building permit asbestos inspection prior to the remodel. VISUAL INSPECTION & FINDINGS: An inspection was conducted by Jim Baker of HealthSafe Inspections, Inc. on Wednesday morning of June 6, 2012 with Jesse Nieto present during the inspection. Suspect materials which would be disturbed during the remodeUrenovation were sampled. Each homogenous suspect ACM covering more than the trigger level of 32 squaze feet were identified requiring a minimum of 3 samples each; there were a total of 3 different homogenous materials identified requiring a minimum total of 9 samples: bathroom wall skim coated material; closets and bathroom ceiling trowel applied texture and walUceiling joint compound with drywall. There was no vinyl flooring, caulking, adhesives or other suspect building materials which would be disturbed. LABORATORY DATA: The bulk samples were analyzed by PLM by a NVLAP accredited laboratory in accordance with Colorado State Regulation 8 for the presence of asbestos mineral fibers. A119 samples were: NONE DETECT. No asbestos fibers were visible in the 9 samples. See supporting Reservoirs Environmental, Inc. data report # 237397-1. HEALTHSAFE RECONIlVIENDATIONS• All materials necessary to be removed in the upstairs bathroom and adjacent bedroom closet to complete the demolition/remodel may be removed and disposed of as normal construction debris and can be disposed of in any landfill accepting such materials.
