The Town Staff has reviewed the revised plans for new Lot 4 Residents, and the following is a
summary of that review:
1. Administrative Information (sheet Cl ):. Amend the table to identify the maximum GRFA as 8,072 sq.ft., the maximum
site coverage as 5,418 sq. ft. (20%), and the minimum landscape area as
16,257 sq.ft. (60%).
. Change "Lot 3 Site Coverage Used" to "Lot 4 Site Coverage Used".
2. The site plan must be revised as follows:
. Coordinate the site plan and the landscape plan.
. Show the setback and easements boundaries with separate lines.. Adjust the retaining wall at the driveway entry to not exceed 6 feet in height or
create a 4 foot bench between walls.
3. The landscape plan must be revised as follows:. Coordinate the landscape plan and the site plan.
4. The elevation drawings must be revised as follows:
. The basement floor elevation must coordinate with the floor plans (i.e. correct
38'-0" with 28'-0").
5. The site coverage drawings must be revised as follows:
. ldentify any roof overhangs 4 feet or greater from an exterior wall as site
coverage. The front entry roof shall be adjusted to not create more than 6
