RE: Forest Place Entry Sig/Gate and Landscape Plan Revisions
Dear Warren:
Attached you will find a sigr application and revised landscape plan for Forest Place. A
DRB application form and fee is also enclosed.
The sign application is for a subdivision sigrr. It consists of a 4 square foot sandstone
sign with sandblasted/painted letters set within a stone veneer base.
The revisions to the landscape plan address concems raised by staff last month. All new
trees along the street area at least l0'back from the end ofthe curb. Sight line distances
at the entry to the project have been increased to approximately 125' . The arrangement
oftrees has been modified to lessen the "linear appearance" ofthe previous plan.
Please let me know ifyou have any questions.
Sincerely,
Thomas A. Braun

On step applications, a nosing overhang of one inch is required. ln
curved applications, small cuts through all but the inside wall of the
extrusion material may be required to ease curving of tlre extrusion.
This process is called "kerfing."
Roberts supplies a clear rubber silicone sealant to be used to apply
the extrusion to clean and level surfaces.'l'his silicone will stretclr to
thrce times its ori8inal size and will adhere in sullzero or extrcmely
high temperatures.
Except for long lenSths, Roberts Lite fixtures arc slripped mounted
into the extrusion, rcady for installation.
Roberts' low-voltage liShting systems have become so popular with
architects, designers and contractors that nine totally different
systems are now available. lach one is specifically desiSned to helP '
you enhance the beauty of your proiect and add the extra safefy
lighting provided by these concealed lighting systems.
The smallest of Roberts'nine different Step-Lite systems is the
A-Series. This is also the easlest system to conceal and the most
flexible to use. The A-series Step-Lite is perfect for handrail
applications due to its small size.
For surface mounted or recessed applications, the A-Series is l/2"
wide by 7116" deep, and may be ured indooB or outdoors with either
Sm or EB Lite fixtures and with Superflex tubing.

high tratfic areas such as multiple family communities
with 250 or more homes in high ambient temperature
applications.
The CSW-200-UL-" series are prolected by a 114"

THE CSW.2OO.UL.DM " SWING GATE OPERATORS
FEATURES OFTHE CSW-2OO.UL.DM" SWING GATE OPERATORS
LIMIT SWITCH SYSTEM
All CSW-200-UL* series operators are manulactured with a
precision limit switch system. This system us6s high speed ball
bearings and high quality components tor efficiency and reliability.
REVERSING SENSOR
Th6 digital current sensor continuously monitors the motor current. lt
can be s6t tor both the opening and closing cycles. lf th€ gat6 is
closing and hits a vehicl€, lhe sensor detects the increased load on
the motor and reverses. lf the gate is opening and hits a vehicle, il
slops and reverses 4 to 6 inches. The sensor is smart enough to
operate on off-level installations and not to react to wind r€sistance.
MASTEMSLAVE SYSTEM
This unlque system allows precise, synchronized movement
and communication between two gat€ operators using 3
wire RS-485 bi-directional technology. With the Omnioontrol
board, Mastor/Slave conversion is now easier than ev€r.
NON.SCISSOR ACTION ARM
Most swing gate operator arms will cross
and produce a dangerous "scissof
action while opening the gate to a
go"op€ning, as shown in picture "A"- We
designed our CSW-2OO* operator arms
lo not cross, eliminating the scissor
action as shown in picture "8". This
feature roduces the risk of iniury from
the gate operator arm- the loop-

OMNICONTROL BOARD
All new UL model Elite CSW-2oo-UL-DMiM commercial slide
gate operators now use the OmnioontrolrM board for enhanced,
reliable operation conforming to the new UL-325 and UL-991
specifications. This advanced electronic control board now otfers
integrated functions to make all input and outputs of the gale
operator easy to access. lt offers solid state motor control, spike
suppr€ssors, safety alarm and many other unique features. The
new Omnioontrol'" board assures the latest requirements and
most advanced technology in th€ industry, keeping all Elite
commercial operators in a class by lhemselves.
PLUG-IN LOOP DETECTORS
These high quality loop detectors are for use with the Elite Omni
Board. The electronics are manulactured exclusively for Elite by
Reno A&E, a respected name in loop detection technology. With
Elite's proven design and integration technology, these
component detectors will make installation and mainlenance ot
loop detection systems simple. They are available for use with
Exit Loops and Safety Loops.
STANDARD LIGHTNING PROTECTION
Elite undertook the proiect ot protecting the Elite commercial gate
operators against lightning strike with a level of protection up to a
50 foot radius of near lightning strike. The result of this project is
a terminal block that has been specitically designed to prevent
damage to the OmniBoard caused by lightning strike. The ability
1o handl€ high power and the fast response capability is
accomplished by the us€ of a two-stage, hybrid network of surge
suppressors integrated in the terminal block. This network ot
surgo suppressors will protect a total of 1l lines lor the gate
operators (3 lines for the master/slave communication, and I
lines lor the various input commands), The 110 volt power line
protection on the OmniBoard and the Plug-ln Loop Detectors is
built into the OmniBoard itself.

OPTIONAL ITEMS FOR THE CSW-2OO-UL.DMIX SWING GATE OPERATOR
OPTIONAL POWER HINGE
The heavy-duty, super quiet Power Hinges* are
manufactured with double ball bearings each pivoting on a
3/4", grounded and tempered, solid stainless steel shaft. They
are designed for industrial applicataons such as high traffic
condominiums and heavy wrought iron or aluminum gates.
Power Hingos come in three models depending on your
needs.
OPTIONAL MAGLOCK
The magnetic lock syslem is incorporated into all of our
CSW-200"" control boards, allowing you to easily add
lhe "MG1300" magnetic locking system to the gate. The
MG13OO is designed to withstand lorces of up to 1300
lbs., and unlocks automatically in case of a power tailure.
ALARM RESET BUTTON
The optional salety alarm res€t button will
instantly reset th€ built-in salety alarm siren on
all new OmniControl operalors, allowing
normal function without waiting for the alarm
status to lim€ oul.
GEARBOX HEATER
An optional gearbox heater is available
to keep the gearbox running in it's
optimum temperature range.
THE OC-IOOO POWER BACKUP
Don't be a prisoner ol your own gate. Using the DC-IOOOUIM
keeps traffic moving during a power failure.
Set up A: ln case ot a power failure, the gate will open
automatically. When the power is restored, the operator will return
to normal condition.
Set up B: Gate will nol open automatically until activated by a key
switch, push bunon, or dry contact adjustable command.
