Dear Mr. Guthrie:
Enclosed you will find:
I) Environmental Impact Analysis, Glen Lyon Subdivision.
This is not regulation, just information. It describes the
geoiogic hazards of Lot 13.
II) Protective Covenants, Glen Lyon Subdivision. These covenants
have been adopted as regu'lations by the Town. Note "Des'i gn
Review Board" on p.4, "Hazards" on p.7, "Parking" and "Dwe1 ling
Units" on p. 8 and "Land Use" on p. 2.
III) The Primary Secondary Zone District. Note "setbacks" on p.323, underlined portion of "Density Control", p.324, "Site
Coverage", "Landscaping", "Parkin9", p. 3248 and "Height", p. 324.
IV) Definition of GRFA and Height. Note that height is measured
from the highest point of a ridge down to existing or finished grade, Maximum Height: 33' .
V) Natura'l Hazards study for Lot 14. You wi'll be required to
submit a similar hazards study for Lot 13, and turn it in at the
t'ime you apply for Design Review Board. Any qualified natural
hazards professional engineer cou'l d be hired to write such a report.
Before a building permit is issued you will be required to submit
the engineering drawings of the duplex to the hazards engineer for
review. The hazards engineer will then send a letter to the Town of Vai'l indicating that criteria outlined in the hazard report
have been met in the engineering drawings.

VI) DRB Instructions. Meetings are first and third blednesdays
of each month; dead'l ines are seventeen days before. Read "New
Construction[ very carefully. All this will be required for
Deslgn Review Board; also note materials list. This nust be
fillad in comp'letely, down to color numbers and manufacturer
name.
This is most, but not all, the regulations concerning development on
Lot 13. Have whoever does the architectural drawings to give ne a
call when you get that far.
