cannot be accepted until all required information is received by the Community Development Deparunent. The

BUILDING PERMIT ISSUANCE TIME FRAME
If this permit requires a Town of Vail Fire Department Approval, Engineer's (Public Works)
review and approval, a Planning Department review or Health Department review, and a review
by the Building Department, the estimated time for a total review will take as long as three (3)
weeKs,
All commercial (large or small) and all multi-family permits will have to follow the above
mentioned maximum requirements. Residential and small projects should take a lesser amount
of time. However, if residential or smaller projects impact the various above mentioned
departments with regard to necessary review, these projects may also take three (3) weeks to
review and approve.
Every attempt will be made by this department to expedite this permit as soon as possible.
I, the undersigned, understand the plan check procedure and time frame. I also understand
that if the permit is not picked up by the expiration date, that I must still pay the plan check fee

Dear Allison:
Enclosed is our application for a minor alteration of our home in the GIen Lyon subdivision. Based on
our discussions with you on several occasionso we have simplif,red the concept. We are proposing to
apply a stone veneer to the lower portion of the dwelling and stucco the upper floors. Our proposal does
not include any building additions or encroachments into setbacks.
We are submitting the following:
l. "Application for Design Review" form with a check for $20.00 (ck #287).
2. "Joint Property Owner Written Approval Letter" signed by the Homs. We have been working
jointly on the project; because they live in New York, we had them sign and fax the form to be
included in this submission.
3. 24x36 sheet with photos, elevations. color samples and notes describing the proposed
improvements. (3 sets included)

We have received your letter dated July 15 regarding the DRB comments for the
proposed renovation of our home. The following addresses each of the points:
l. The bay window will have wood siding, not stucco.
2. We have selected a different rock than the proposed river rock. It is
"Colorado BuffDrywall" (Gallegos #18) or equivalent. A picture is attached..
3. The stone will be capped with a 2" horizontal stone sill of Colorado Buff. The
sill and stucco will be flashed as required, but we do not plan on capping the
stone with copper. The stone sill only occurs on the two sides of the dwelling
where there is the transition from stone to stucco on a vertical wall. On the
front of the home, the stone ends in the horizontal overhang of the structure,
so a sill is not appropriate.
4. The existing wood siding will be removed prior to the stucco and stone
application.

Dear Allen.
On July 2,2003, the Design Review Board reviewed the proposed exterior modifications
to 1320 Greenhill Court / Lot 16, Glen Lyon Subdivision. The following were their
comments and concerns:
. Keep the bay window in siding as the angles will be difflcult to accomplish in
stucco.. The proposed river rock is inappropriate for a modem house. Look at using a
fieldstone which is not round, but more angular.r Provide a detail of the stone cap. lt is recommended to be capped in a thin
copper.. Take the siding off the building - do not stucco over the siding as it will cause
problems in the future.
Please submit me revisions dealing with the above comments and concems. I will
schedule for the next Design Review Board as soon as I have received the revisions.

at Greenhill couit, I-ot 16, GIen Lyon Subdivision, Vail , colorado. The
reporc present s reccnnrendations for the general subsoil c''onditic,ns and
foundation type and allo^rable bearjrg pressure.

Ttre proposed structur-e will be four and five stories constructed

level of 8178.5 feet at tle rear of the structure. An approxirrBte 16
foot high concrete walI will separate the upper and loner Ieve1s. A

At the ti..ne of our investigation, the site was r:ndeve loped and
covered wi- th native grasses ' iveeCs arri nrJne rous trees' The gro':nd surface

generally slopes dovn to tJre west on ar-r approxjrnate 3:l (horizontal to
vertical) grade within the building area ard steepens to on tle order of
2:1 betrueen the buitdirrg and the roadway. Dre to tle steepneqs of the
hil1side, a tract nowrted backhoe was required to perform the test pit
excavations. Graphic logs of tte subsoit profiles encountered at t}te
test pits are shq^/n on Fig. 2. Ite subsoils consist predon-inantly of
a topsoil layer overlying silty gravelly sands to sand, grav6l and
. cobble n-ixed deposits. At Tbst PiL 2, a tlree foot thick, nediu-n stiff
clay layer i,ras encountered br:tween tie topsoi 1 and underfying granular soi1s.
Results of sarell oonsolidation tests, presented on Fig- 4, indicate
ttre silty sa:rd fraction of the granular subsoils exhibit 1o,r to naderate
ccrrpressiJcility whereas tlre clay layer exhibits npderate to high ccnpressibility'

PRELIMINARY DESTGN RECO\-IMS{DATICB{S
Based on site grading plans and brrilding configa.:ration, total cut
depth of abouL 30 feet wiIL be requrred. In general, for sloping hillside
terrain such as this and for tle general subsoil corditions encountered,

construction procedures can probably be follo.ed to reduce potential
for h-illside instability. Hcrnever, additionat investigation jl the form of

Based on tJre general subsoil conditions encountered at tlle test i
pits, we believe a spread footing forndaticrn will be suitable for support

(1) Footilgs should be ptaced entirely on t}e r:nderlyilg granular soils

UNDMDRAIN SYSTEM
'An underdrain system should be provided at the base of each level.
The r.:nderdrain system should consist of a perforated pipe ilstalled in
