As you knovr, I am President and Manag'er of Sandstone Pafk
Condominiurns, 945 Red Sandstone Road. Almost--EV6ry year in
March there are leak problems: the sources of the leaks are
decks on the top levels of the eight upper units.
After the most recent leak, f looked into ways of preventing
future problems. The first sofution, which would not be
quaranted with any certainty at all, would be to remove the
present floor coverings and replace them; however, i-t would
be better also to raise the threshhold on the sliding glass
doors enteri-ng out to the deck, but would be prohibitively
expensive and possibly not architecturally possible.
A second and probably certain solution r,roul-d be to enclose
these deck areas. The encl-osures would be covered by shed roofs
(in keeping rvith the architectural style of the buildings),
and would add about 125 sguare feet to each of the eight units.
Woul-d such an alteration be approved by the Town of Vail?
The area added would be a kind of sunroom, would not have any
plumbing, and vrould have a ceiling Iight and wa1I outl-ets.
Final approval of the undertaking, if allowed, wou1d, of course,
require architectural drawings and official approvaL.

Dear Mr. Hall:
I would like to thank you for looking into the situation
at the property on Red Sandstone Road whlch, I think, ls owned
by the Upper Eagle Valley Water Districts.
It is my understanding that B & B Excavating was gi-ven
the rlght to use.the Property under discussion as a staging
area while the Red Sandstone area was being improved with curb
and gutter and re-paving. Those activities continued from
the, srnmer of 1989 u'rtil barrier installation was completed this
spring. Upon completion of the project, B & B nas supposed
to grade and re-vegetate 1t: this has not been done, and trucks
and other construction equipmen! continue to use the property,
which is not in keeping with the usage surroundj'n9 it, i. €-r
residential and condominium.
The area is an eyesore. The present usage is not what our
o$rners expect in this area. Lf there was an agreement that
the area be improved, we would like to see work begun and com-
pleted this summer (we really thought that the property would
have been improved by now. ).
our best outcorne would be if the Town of VaiI were to
buy this property, including the building now being used only
for storage, and develope a park there. Sale of the property
to comnercial interestsfor developement as homes or condominiums
would be another solution. The present condition, a blight on
the landscape, is no longer tolerable.

The property in consideration is that parcel on Red Sandstone Road,
bounded on its other sides by Red Sandstone Creek, the Brooktree-Sand-
stone Park property and bridge, and the Water District water intakeplant. As you know, this is presently owned by the Upper EagleValley Water District, which wants either to sell the property (to
the Torvn of Vail), or to have it re-zoned so that it could be soldfor developement of some sort. It really is not large enougth for
any substantial proj ect.
Your consideration in this matter will be appreci-ated. Itis my feeling that this property, whether left as is, or re-zoned,
would not be as much as an asset to the Town of VaiI as if it l^tere

Dear Mark:
Per our discussion on that .56 acre parcel of propertyjust below the treatment plant building of the Lj-onrs RidgeWater District, we strongly suggest that landscaping andcleaning up this tract of land be delayed at least a littlewhile longer.
The recent ',,'rater main repairs have been alleged by thisdistrict to be the responsibilit,y of the present property
owner due to construction equipment running over our easement.Accordingly, the revegetation of the area would also be hisresponsibility. It is my suspicion, however, that ultimatelythe Lionrs Ridge Water District will undertake the revegeta-tion and general landscaping for this parcel, hopefully in
cooperation with the approval of the town of Vail.
This parcel of land will be affected by the ForestServicers plans to move Red Sandstone Road slightly to theeast. Backfill will be J-ayed onto this property and in factthe districtrs backflushing pond on this property will appar-ently be moved to the west.
The district does not now own this parcel of property,but has been under negotiation to purchase it and has indi-
cated a willingness to purchase it for the asking price for
some time now. The present owners have certain mortgage
problerns on the property and have been unable to effect thetransfer. When the property is transferred to the district,it is the districtrs expressed intention to see it landscaped
and become an amenity to the neighborhood.
