Dru and Matt- Here are my latest comments:
1. After further consideration and review of Blu’s existing deck lease, the Town is going to require that the patio be at least 10
feet off of the edge of pavers. Blus is required to have a 10 foot walkway, although clearly they have not been compliant
with their agreement. It just gets too congested for 8 feet only. Further, a 60 foot span of patio will create further
impression of a narrow walkway. Please revise the plans to show 10 feet of walkway between the grass and the outdoor
dining area.
SBD: Amended. The revised plan now shows a 10-foot setback for the Gore Creek promenade, and therefore the patio
extents have been modified to reflect this change.
2. When Blus cut down the trees within the patio area, they agreed to fix the heated paver area. The Town will require as a
condition that the tree roots be dug up and the pavers be replaced. Please revise on the plans.
SBD: After further investigation by Mark Hallenback, it was discovered that this work was performed as requested during the
Blu's patio renovation.
3. Understanding that this will be a phased approach, can you also provide plans that show how the building will look without
the flat roof area? You have two options here: 1. Get approval of a phased approach with specific timeframes, or 2. Show
what this fall’s construction will include on this DRB/PEC review, and go back to PEC at a later date for the Sweet Basil patio.
SBD: The project now depicts a "phased" approach to the final project. To allow for additional time in coordinating the
construction schedule of the new roof deck scope, the goal of phase 1 will be to construct the flat roof to the point of the new
north building elevation being "dried in" [completed before Winter weather 2012]. Phase 2 work at the new flat roof would be to
add a glass railing near the roof fascia edge, and install a new access door from the Sweet Basil interior space [completed by
end of Autumn 2013].
While we understand that flat roofs are usually discouraged in Vail, the exterior of this particular building [Gore Creek Plaza]
does have some existing flat roof overhangs [existing that will remain] and our design intends to follow this aesthetic character.
We also feel that any sloped roof [however temporary] for the north façade renovation would make the future Sweet Basil roof
deck extremely cost prohibitive & much less feasible from a constructability standpoint.
4. Update on schedule: Lets go to DRB on 7/18/12, PEC on 7/23/12, then possibly back to DRB on 8/1 if they don’t approve on
7/18/12. Does this work for you?
SBD: Those dates should still work for us.
5. Can you provide a material board for DRB 7/18/12?
SBD: We will definitely be able to put together a material palette sample board for the 18th.
