ADMINISTRATIVE MODIFICATION REQUEST
RITZ CARLTON
Vail, Colorado
Condominium Egress and Cominon Path of Travel
Introduction:
As discussed in our conference call on Februarv 12,2007 the main
purpose of this Administrative Modification Request is to
document the request for consideration for the use of the 2006
International Building Code related to common path of travel. As
you know the Ritz Carlton Project is designed with an automatic
sprinkler�rotection in accordance with NFPA 13 and Fire
Alarm/Detection Svstem in accordance with NFPA 72.
Additionallv a smoke manaQement svstem is being provided as
required for a desi�nated stair and elevator hoist-wav enclosures
for fire department access to the buildinQ.
Code Requirement:
The Common Path of Egress Travel is defined as"that portion of
exit access which the occupants are required to traverse before
two separate and distinct paths of egress travel to rivo exits are
available. Paths that merge are common paths of travel. Common
paths of egress travel shall be included within the permitted travel
distance"(Section 1002.1,2003 IBC).The common path of egress
travel for that portion of exit access from anywhere in a
condominium (R occupancy)is limited to 75 feet(Section 1013.3,
2003 IBC).
There are approximately 6 residential units that exceed the 75 feet
common path of travel.These distances have been measured from
the most remote location(balcony)by the parallel wall measuring
method. There is no condition that exceeds 125 feet in most cases
the common path of travel is in the range of 100 feet._

Code Intent:
The common path of egress travel is a concept used to define travel
distance criteria. Common path of travel is the course an occupant
will travel and,regardless of which route is chosen,he or she must
pass through the same location. The length of common path of
egress travel is limited so that the route to a remote means of
egress begins to diverge before the occupant has traveled an
excessive distance.This reduces the possibility that,although the
exits are remote from one another,a single fire condition will
render both paths unavailable.
The common path of travel is the distance measured from the most
remote point in a space to the point in an exit path where the
occupant has access to two required exits in separate directions.
From a condominium (R occupancy)this distance is limited to 75
feet in the 2003 IBC and 125 feet in the 2006 IBC.
Request:
Clarification was provided by the Colorado Inspection Agency and
Town of Vail Building Department that the balcony areas are
excluded from the gross floor area in determination of occupant
load for a condominium. (Confirmed by Matt Royer 2.13.2007
voice message)However,balconies have been included in
determining the most remote point to measure the common path of
travel distance from in a condominium. This request provides a
level of protection and life safety that meets the intent required by
Code. The requested condominium egress features, as described,
establish an acceptable level of condominium egress within the
intent of code. The request is a result of previous meetings and
discussions with the Chief Building Official,Fire Marshal as well
as Colorado Inspection Agency.
We respectfully request the use of the section referenced below for
the Ritz Carlton Project only and it is not the intent of this request
to set precedence for other projects in the Town of Vail.
2006 edition of the International Building Code-Exception#4 of
Section 1014.3 Common Path of Egress Travel:
This exception permits the Common Path of Travel in a R-2
Residential Occupancy to be no more than 125 feet provided the
building is protected throu�hout with an approved automatic
sprinkler s�tem Our research of the IBC Commentarv and code
action on the permitted increase in common path of travel to 125 in
a R-2 Residential Occupancv in the 2006 IBC is supported bv the
low occupant load and the protection provided bYan automatic

sprinkler system in accordance with IBC Section 903.3.1.1 and
NFPA 13 BCER En�ineering could not find any other special
conditions that would be required to permit the increased common
path of travel in this buildinQ.
Upon approval,this document will become an attachment to the
permit set of documents and will be know as the 1 S`Administrative
Modification Request for the Ritz Carlton Project in Vail,
Colorado.
