SHALL BE A MINIMUM OF 48" BELOW EXTERIOR GRADE.

I 8Dl in the p~s of purchasing Unit A and under contract with a closing
date of April241h.The condition ofthe purchase was to get both tbe Home
Owners and the Town of Vail's approval to modify the existing deck. The
deck modificati~ as attached. is to allow my handicapped (wheelchair)
mother access to the upper level of the bouse. My mother is in a nursing
home in Denver and I would like her to be able to visit me.
l am trying to have the least amount of modifications and costs. My mother
bas gone in the house and can access the lower level through the garage with
out any modifications.
The proposed deck modifications include a set of stairs along the side of the
bouse accessing the upper deck. The stairs need to be attached to the side of
the house for the support and protection of a chair lift seat. along the inside
banister. The seat folds up when not in use and is not obtrusive. The stairs
will look like a set of stairs.
The existing deck now allows enough space for a cBipOrt. The proposed
addition of the stain will cut inro the existing lower deck area thus cutting
space for a carport. The proposed expansion of the side deck is to
compensate for the width of the stairs along the side oftb:: bouse. The side
expansion is only 4.6 feet. Thus allowing a carport for my mother to access
the stairs. The back side deck allows living/movable spaoe for my mother to
be on the deck, since the side deck will lose space to the stairs.
I bave lived in East Vail for the past 8 years and want to s;tay here. I have
met with and reviewed this declc proposal with both Steve Kaufman and Jim
Niketb. Both have indicated that the plans to modify the deck are reasonable
and acceptable to them and they will support the modification for my
mother's access.

Mr. Irwin,
This letter is being sent to inform you of several comments and questions the Community
Development Department staff have regarding your submittal for the Johnson Residence
located at 4515A Shasta Place. The follow comments should be addressed in the revised
materials submitted for your final review.
• A stamped topographic survey and grading plan showing proposed and existing
contours. This is required as you are proposing to perform grading on the site for the
new carport area.
• A landscaping plan showing the removal of any trees and their replacement. In
addition, show additional landscaping which can be used to mitigate the proposed deck
addition along the Bighorn Road frontage.
• A copy of the title report and condominium declarations. It is unclear as to what are
building envelopes, parcels, and common space. Please provide information on what
all the lines on the plat represent and what can occur inside and outside those lines.
Please review these comments and if you have any questions regarding this letter please
contact me at 479-2148. It has yet to be determined if this will require Design Review Board
review as several large questions remain. Please get this information in as soon as possible.

Installation Precautions:
These instructions must be used as a supplement to the instructions supplied with the gas log set. Follow
the gas log instructions supplied by the manufacturers on the setting of the burner pan, log basket grate,
burner media (sand), ember material and the logs placement. Please follow these instructions on the
connection of the inlet line to the gas valve and then to the burner pan assembly.
If this fireplace installation has glass doors, only operate the fireplace with glass doors in the
fully open position any other operational mode will void this warranty.
This remote pilot kit contains a valve with piezo ignitor button, pilot assembly with piezo pilot ignitor, arid
stainless connector line that are certified by A. G.A.
Installation Instructions:
This section is for installing valve kit with pre installed log set:
1. Make sure all gas flow is complerG:1 · :rned off to the gas log set. Make sure you have a certiie·d
and approved shutoff within six feet of the fireplace, or what ever the local inspection authority
requires.
2. Remove all logs and basket grate and~ ·:de.
3. Disconnect the 3/8" Flared fitting at the uurner pan from the inlet gas supply (Do not remove
the orifice at the burner pan).
4. Locate the MVK-2 valve kit in the right or left front corner of the fire box as far forward as oossible
(See Figure #1)
5. Bend inlet gas supply line (Stoo · · "'Ot kink the line) to connect with the 3/8" flare ":· ~ · -~
the MVK-2. The inlet side is tr.c ·he colored cap on the fitting.
6. Send 12" stainless flex line and con"""' .J valve outlet then connect the other end to 3/8" flare
fitting on burner pan (Caution do nc' let gas inlet line to the MVK-2 or gas outlet line
from the MVK-2 be placed in or over the burner pan).
7. Locate a position on the back of the burner pan about 4" from the right or left side of the burner
pan. Note: (Figure #3)
8. Mount pilot assembly to burner pan as shown in (Figure #4). Note this pilot bracket clips on the
burner pan and holds the pilot at a 45 degree position onto the pan and no screws required.
Bend 1/4" stainless pilot tubing from pilot assembly until the bottom of the pilot bracket is resting
against the pan this will hold the pilot at the 45 degree position then connect pilot fitting to valve.
(Use caution when bending pilot tubing not to kink the tubing or locate the
tubing in or over the burner pan).
9. If the MVK-2 is located on the left side of the fireplace the on/off rocker switch will nee-
moved to the right side of the MVK-2.
1 0. Turn on gas supply and check all connections for leaks using soapy water solution.
11 . Follow valve pilot lighting instructions. After pilot is lit check pilot fittings for leaks.
1 2. Reinstall basket grate and logs.
1 3. Install Damper s:op (supplied w1th th1s valve kit) (This allows damper to remain slightly ope.-·~ -,~ .. ,
pilot to vent)
This section is for installing valve kit with new log set:
1 . Make sure all gas flow is completely turned off to the fireplace. Make sure you have a certified
ar.d ~:coroved snut-off within six feet of the fireplace, or what ever the local inspection authority
req: ... .~tes.
2. Follow the instructions supplied with the log set to locate the burner pan. Using the fittir..;2. :.;,, . _
and gas supply line that came with the log set connect the line to the inlet gas supply.
3. Locate the r,1VK-2 •;alve kit in the right or left front corner of the fire box as far forward as possible
(See Figure #1)

1. Check to be sure log set is set for proper gas type. This log set is designed for use with natural gas only.
2. The installation must comply with local codes, in the absence of local codes, with the national fuel gas code,
ANSI -Z 223-1 (latest edition). .
3. The minimum pennanent free opening of the fireplace chimney damper must be 39 square inches to atmosphere to
vent the flue gases based on a minimum chimney height of at least 6 feet. The area of the flue should not be less ihan
1/10 the area of the fireplace opening. ·
4. The chimney opening must be in a fixed manner to maintain pennanent vent opening outlined in item 3 at all times.
To accomplish this, remove damper (if required), install damper stop on the edge of the damper Plate. to

INSTALLATION
1. Remove all ashes or debris from fireplace. This is also a good time to check the damper for proper operation and
be sure the gas supply valve is in the '"OFF' position. Position the damper stop over the edge of the damper blade
and tighten bolt. This should hold the damper partially "open" position, in case of an accidental closure (Fig. 1).
Remove log lighter from frreplace tryini not to disturb ps pipe in wall. .
2. Place the burner pan assembly in the frreplace with the scent tube toward you. The vertical baffle should be in_ line

USING THE SCENT HOLDER
Place one stick into the "hollow" center grate bar. Push in 1" past the bend in the grate bar. The scent stick will light
automatically. When the scent stick is consumed, pull out the handle and discard properly, make sure the scent stick is
completely extinguished. Scent ashes exit at rear of tube. One stick lasts 10 -20 minutes, but the aroma will last 4 -5
hours. The aroma will emanate 5% into the room and 95% outside. for a stronger arilma in the room. pull out lit
scent stick and hold it in the room for about 15 seconds, then return it to the holder aDd enjoy the real wood
) . .

Remember ... The thinner the scent stick, the easier it will light.

3. Always close screens when unit is on. Always open glass doors when unit' is on.
4. Do not obstruct the ignition hole at the base of the scent holder with embers.
5. The front base log and the rear base log have to stay where indicated, however, you can rotate the twig logs
around for a different appearance.
6. Installation time should be about one hour. Double check all work. If not experienced, call your local frreplace
shop for installation service. Note: Installation should be done by a licensed or qualified gas man.
