Thanks Warren. Rod and I will figure out our next steps. What do you recommend?
Do we need an architect or will a Design Build Contractor suffice ? Slifer Designs'

The following are my findings with regard to the addition you would like to do.
The property is permitted a maximum of 6,028 square feet of Gross Residential Floor
Area (GRFA). There is currently 6,267 square feet of GRFA on the site. Therefore
there is no remaining GRFA available.
It does not appear that any additions have been done utilizing the 250 Addition
provisions found in Section 12-15-5, Additional Gross Residential Floor Area, Vail
Town Code. You would still be able to utilize this provision which allows for an
addition in excess of allowable GRFA not to exceed 250 square feet. There are criteria
which need to be met to utilize the 250 Addition.
In 1998 a variance application for height, density, and site coverage was denied.
While the addition as discussed would not be any increase to site coverage it would
increase the height of the building.
To proceed forward you would need to submit a Major Exterior Alteration application
and a variance application for height. The PEC denied your previous height variance
as it was felt that the criteria were not met. As you are aware the hurdle (criteria) for
approving variances is high. This hurdle would be placed again in front of any
application to construct an addition on your patio.
While GRFA appears to be available a height variance would need to be received.
