It is a single family residence on a two family lot. No basement. The changes proposed herein are to the windows in the EHU only. Due to previous bear encounters,the occupant of the EHU is asking that we delete the sliding doors and sidelights that were approved in the previous application. We are proposing instead to do(4)four casement windows with awnings above. We are also proposing to add a small east facing window up high on the yet-to-be-built east sidewall of the EHU expansion. No other exterior changes are being proposed: GRFA is unchanged and all materials and colors will match existing. I should note that the project has proceeded in phases in order to work around the Johnson's visits to Vail this Summer. The garage changes have been completed. The General Contractor will be coming in as soon as we get this approval for a second permit to build the EHU expansion. The expansion of the family room looks like it may not happen;the costs and complexity are a deterrent and the owners are still thinking it over. I think you will find the proposed window modifications to be very minor with little or no impact on the exterior envelope/appearance or on the neighboring properties.
