RESPONSE INSTRUCTIONS • Submit two complete sets of revised construction documents containing the requested information with all plan revision items clouded or otherwise identified. • Please respond in writing to each comment with a response letter addressing each comment. BUILDING COM MENTS Architectural Comments: Sheet Al. I 1. Plans indicate a proposed boulder retaining wall. Clarify height of the retaining wall. If 4 feet or taller a design by a licensed engineer is required to be submitted. Reference Town of Vail amendments to the building code. 36" Sht. A -1.1 has been revised to indicate that boulder retaining wall will not exceed 2. Plans to include: Building code and edition work designed to. Sht. A -].1 now indicates that the governing code is IBC and IRC 2009. Sheet A2.1 1. What is the proposed height above grade for the deck? If by deck, reference is being made to top of existing plywoodJioor sheathing, the dimension is 12" 2. Plans do not include stair, handrail, and guard details. Structural Comments: To comments involving structure, the wood foundation wall does not act as a be; ing wall. The wall is a thermal barrier between the outside and the crawl space. Existing structure is a concrete foundation wall on the north end and a combination of concrete wall, cone. pier and WF stl. beam on the south end plus a midspan WF stl. beam bearing on a concrete pier and wall. Manufactured 12" I joists span north to south half the distance of the structure. All of this work was done under a previous permit sometime in the 1980's. Sheet A3.1 1. Provide plans showing compliance with section 1807.4 IBC 2009 edition for wood foundation walls 2. Plans to reflect the design loads to include bearing pressures, lateral soil loads ( concrete slurry), live and dead loads for all structural elements. Reference section 1603 IBC The thermal barrier wall is stablized by concrete slurry and the bottom and a thrust block at the top from moving inward. The counter load is compacted earth on the outside. 3. Bearing pressures and soil verification at the foundation base. Plans show gravel? Provide a structural analysis of this proposed design. Reference section 1604.4 IBC 4. Indicate special inspections required per section 1704.1.1 1 suggest that this is a minor construction effort and does not require special inspection. Just the same, I'm contracted by the owner to review and observe construction.
