SCOPE This report presents the results of a Soils and Foundation Investigation for the proposed residence to be constructed on Lot 9, Block g, Bighorn Subdivision 3rd Addition, Town of Vail., Eagle County, Colorado. The investigation was prepared by neans of test pits and laboratory testing of samples obtained fron these pits. 1fhe purpose of this foundation exploration lras to determine the various soil profile conponents and the englneering characterlstics of the foundation materials, and to provlde criteria for use by the design engineers and architects in preparing the foundation design, from a geotechnical- point of view. t z SITE I,.OCATTON AND DESCRTPTTON The site is located in East, Vai1, north of the intersection of Lupine Drive and spruce way, on the south side of I-70. The topography of the lot is moderate to steep. Vegetation consists of pine trees and grass. There are a lot of fallen trees and large boulders over the site. Drainage is in a southerly directlon, toward the road. SIIE INVESTIGATION The field investigation performed on May 13. L993, consisted of excavating, logging and sampling z test pits. locations of the test pits are shown on Drawing No. 1. The test pits were excavated with a conventional backhoe. Summaries of the test pit logs are detailed on Figures No. l- and 2. Lraboratory samples from the granular soils $tere sampled by bulk sampling at selected intervals. These samples were returned to our laboratory, inspected and classified in accordance with the unified soil Classification Systern and the test pit logs were edited as necessary. To aid in classifying the soils encountered, and to determine general- soil characteristics, selected laboratory tests (moisture contentr g:cain size diEtribution) were perforrned on representative soil samples. Summaries of the test results are shown on Figures No. 3 and 4. The I' 3 SUBSURFACE AND GROUNDWATER CONDITTONS Refer to the sunnary of test pits, Figures No. 1 and 2. Subsurface conditions are fairly uniform consisting of one foot of topsoil, underlain by clayey sand and gravel with cobbles and boulders. We understand that no overlot grading has been done prior to this investigation. No groundwater was encountered in any of the test pits at the tine of excavation. According to the provisions of Ordinance No. 5 for the Town of Vail the official maps: 1. The debris fl-ow and debris avalanche hazard anal.ysis nap prepared by Arthur I. Mears, P.8., Inc. dated Novernber L9A4i 2. The rockfall rnap prepared by Schrnueser & Associates. fnc. , . dated November 29, 1984, and 3. ALI areas within the boundaries of the Geologic Hazard Map, Figure No. 3, prepared by Llncoln Devore Engineers ceologists, dated August 16. 1-982, were reviewed. Lot 9, Block 9, Bighorn Subdivision 3rd Addition is not classified as Geologically Sensitive Area. PROPOSED CONS1rRUCTION Based upon the information provided by Mr. John Niel-son it is understood that the proposed residence will- be a duplex stith a slab-on-grade construction. Loads are anticipated to be light, tlpical- of residential construction. If the proposed project A differs significantly from this understanding, a review should be made after the plans are more complete. FOUNDAIION RECOU!.IENDATIONS Clayey SAND and GRAVEL witb cobbles and boulders will be encountered in the foundation excavation. The proposed residence shoul-d be founded on conventional type spread footings designed for a maxi-murn soir bearing pressure of 2,ooo psf. At this pressure, settrements are anticipated to be approxirnately one inch. The footings should be constructed on the undisturbed crayey SAND and GRAVEL with cobbles and boulders. The footingt excavations should be relatively smooth, free of debris, organics, loose soil, frost. and standing water. Any over- excavations shouLd be backfilled and cornpacted to 100 percent within 2 percent of optirnum rnoisture as deternined. by a stand.ard Proctor test (ASTM D-699). A representative of this office sbould be contacted to inspect the foundation excavation to verify that. the soil condLtions are the same asr those anticipated in this report. Af,ter all of the final grading is cornpleted, the bottom of the footings should be covered with a rninimum of 49 inches of backfill for frost protection. Voids left by the removal of cobbles in the bottom of the footing excavation should be filled with Lean concrete or a granular soil with a maximum particle size of 3 inches compacted to o 5 100 percent of standard proctor density (ASTM D-G98) within 2 percent of optimurn moisture. SLAB EONSTRUCTION All excavations made for the foundations must be properly backfilled with suitable naterial conpacted to a rninimum of 95 percent of the maxj.mum standard proctor density (ASTM D,698). The on-site soils, exclusive of topsoil and orgTanics, are suitable for use as backfill. Due to the high content of cobbles and boulders, it will be necessary to screen out the larger rocks prLor to using this material as backfill. Before the backfill is placed, all vrater and loose debris should be removed from these excavations. Prior to the construction of concrete floors, the undLsturbed subgrade should be proof compacted with a }oaded rubber-tired loader to a uniforn high density. Special care should be taken in areas where underground utilities have been installed. The floor slabs should he reinforced, and joints should be provided at the junctions of the slab and the foundation lralls, so that a small amount of independent novement can occur without causing darnage. The slabs should be scored j-n accordance with the American Concrete Instituters recomnendations to control cracking. A granular mat (-3 14 inch gravel, with less than 5 percent passing No. 200 sieve) should be provided below the floor slabs. This should be a minimum of four inches in thickness and compacted. The purpose of this granular mat ls to provide a capillary break between the subgrade and the slab. 6 GROUNDWATER AND DRAIN SYSTEI,T while no ground water was encountered at the tirne the field investigation was conducted., it is possibre that seasonal variations will cause fluctuations, or for a water tabl.e to be present in the upper soils during the springr nonths, or after a proronged period of rain. A found.ation perimeter drain as detailed on Figure No. 5 is recomrnended to reduce the risk qf surface water infiltrating the footing subsoils. RETNFORCING The foundation should be well reinforced and rigid enough to withstand differential settrenents. Foundation walLs retaining earth should be designed to resist an equivarent fluid pressure of 45 pcf for an ttactj-vet: case assuning a level drained baclcfill condition. CRAWI. SPACE COVER When moist soils are encountered in the excavation. the ground surface in crawl space areas should be covered with an impervious moisture barrier sealed against the footings. This will help to reduce hurnidity in the crawl space area. BAEXFILTJ AND SURFACE DREINAGE The backfilL placed around the foundation walls must not settle after completion of constructlon and the top one foot of the backfill material must be relatively impervious. The on-site 7 soirs' exclusive of topsoil and organics, are suitabLe for use as backflll. Due to the high content of cobbles and bould.ers, it wiLl be necessary to screen out larger rocks prior to using this roaterial as baclcfill. Backfilr should be moistened or dried to near its optirnum rnoisture content and compacted to at reast 90 percent of the rnaxinum standard Proctor density. structural backfilr should be compacted to at least 95 percent of the rnaxinun standard proctor density. ' Surface water runnj-ng toward the structure frorn upslope areas should be diverted around and away from the buirding by means of drainage swales or other sirnilar measures. The final grade should have a positive slope away from the foundation warls on all sid.es. A minimun of L2 inches in the first 10 feet is recommended,. Dovnspouts and sill cocks shourd discharge into splash blocks that extend beyond, the limits of the backfilr. The use of long downspout extensions in place of sprash bloclcs is advisabLe. LAIVN TRRTGATTON Do not install sprinkler systens next to foundation walls, porches or patio slabs. If sprinkler systems are installed, the sprinkler heads should be placed so that the spray fron the heads, under full- pressure, does not faIl within fl_ve feet of foundation walls, porches or patio slabs. Lawn irrigation must be controlled. $., *$ I rf the future ouners desire to plant next to foundation walls, porches or patio slabs, and are willing to assume the risk of structural damage, etc.. ttren it is advisable to ptant only flowers and shrubbery (no lawn) of varieties that require very little moisture. These flowers and shrubs should be hand watered only. I,TISCELI,ANEOUS The recommendations provided herein are based on experienee in the area and fron the on-site field exploration. The information obtained frorn the field exploration and laboratory testing reflects subsurface conditions only at the specific locations at the particular tirnes designated. Subsurface conditions at ottrer locations and times may differ from the conditions at these locations. The extent of any variations between the test pits may not appear evident, until excavation is performed. However, only ninor variations are expected. ff during construction conditions appear to be different, this office should be advised so re- evaluation of the recornmendations nay be rnade.
