The proposed duplex can be founded vrich spread
footlngs p1-aced on the upper natural soils

3000 psf with design detalls and precaut{ons
as dlscussed in the body of the report.
SCOPE
Thls report presents the results of a soil and foundation lrrvesti-
gation for the proposed duplex to be located on Lot 13, Block 9' Bighorn
Subdivlslon, Third Edltion-funended, Pltkin Count-rr, Colorado. The general
sice and subsoil conditions, recommended foundation type and allowable
bearing pressure together wlth other soil-related design and constructlon
detalls are dlscussed ln the report,
PROPOSM CONSTRUCTION
We understand the proposed duplex wl-ll conslst of a 2 story vood
frame structure partially excavated lnto the hillslde. The rear of the
structure will be at garden 1evel. Foundatloas are expected to be
relattvely llght and typlca1 of this type constructlon.
SITE CONDITIONS
At the time of our f lel-d work, the slte ttas vacant and covered wlth
natLve grass, aspen and spruce trees. Trunk dlameters \tere typlca1ly
6 to LZ inches nex{-mr:m. The ground surface ls gently rol1lng and genelally
slopes down to the we6t on an approxl-mate l0 to l5Z grade. Elevatlon
dlfferentlal acrose the structure ls on the order of 10 feet. Interstate
70, eJ.evated by a roadvay enbankrnent, ls located lmedlacel-y north of
the slte.

SUBSOIL CONDITIONS
The subsoll conditlons r"rere lnvestigated by excavatlng 2 exploratory
pits at the approximate locatlons shown on Figure l. In general, these
plts revealecl a relatlvely unl-fofln proflle conslsting of about 8 inches
of topsoil overlying a sand, gravel and cobble oixed deposit with frequent
boulders to an approxlmate maxlmtlxD 4 foot size, The granulat subsoils
are relatlvely dense and capable of suppottLng hlgh foundatlon loadings.
No free water was encountered ln the exploratory pits at tlme of
excava tlon.
FOI]NDAT ION RECOMMB'IDAT IONS
ConsiderLng the subsol-l cond{tions encountered in the eerploratory
pits and proposed consCruction, ve recomend the use of spread footingg
placed on the upper natural sol-1s below al1 topsoll for Che suPporc of
the structure. Ttre following design and constructLon details should be
ob6erved:
(r) Footings should be placed on the coarse granular soils bel-ou
a1-l topsoll and des{,gned for a maxlfir:m bearlng pressure of
3000 psf. Under this Pressure and expecteit llght loadlngs, we
estlnate settleaents to be minor (1/2 tnch or less) and essentlally
occur durlng construct.lon.
(2) Hlnluro footlng \rldth should be taken at 16 loches for ctal-lg
and 2 f eet for coh.runs.
(3) Contlnuous foundatlon wal-ls strould be adequateLy reinforced to
span loca1 anomal-ies. Base{trent garden level rralls acting as
retalning structures should be deslgned to reslst an equt'valent

lateral eatth pressure of 45 psf per foot of depth. Thls
pressure is for a well compacted granul-ar backfill havLng a
positive slope away from the structure.
(4) All topsoil and any local soft pockets of sol1 found at the
base of the footlng excavation should be removed and the
excavations extended co Ehe l-ower dense soi1s. Boulders
should be carefully removed t.o minimize dlsturbance of foundatlon
bearlng solls. Resulting depressions should be back filled
with concreta.
(5) Footings should be placed at adequate depth for frost protection,
GROI]ND FLOORS
The upper natural soils other than topsoll are sultabte to "rrnpo"a
slab-on-grade constructlon. Any required backfill should be granular,
slniLar to the on-sLte soils, and compacted to at least 902 of standard
Proctor density at a Doisture content near optlrmrlD. Orrerslzed material
contaLned ln the on-sl-te soils should be removed prLor to placeoent and
compaction. To reduce the effects of soloe dtfferentlal movement, slabs
should be separated fron bearing aembers rdth a posltive erpanslon JoJ.nt
and adequately relnforced. A thin gravel layer should be provlded
lnnedlately beneath slab-on-grade floors to provtde a unlform surface
for coacrete placement.
UNDERDMIN SYSTE}I
Although free uater was not encouncered 1n the 'exploratory pLts
at tlDe of excavatlon, lt has been our experience 1n areas euch as thls
that locallzed seeps or perched water can develop at tlnes of seasonal
runoff. Therefore, the lower level excavated lnto the hlllside should

be protected from r^retting by an underdrain systerE. The underdraln
should consist of a perforated plpe lnstalled ln a gravel filled trench
placed at least 12 lnches below floor slab grade and sloped on a minlmum
1Z grade to a sultable outlec.
SURFACE DMINAGE
The following drainage precautlons should be observed durlng construction
and oalntained at all times after the building has been completed:
(1) Inundation of the foundation excavation should be avolded
during constructlon.
(Z> Miscellaneous backf{11 around the bullding should be molstened
and compacted to at least 902 standard Proctor density.
(3) The ground surface surroundlng the ec<terLor of the bullding
should be sl-oped to tlrain away from the bulldlng ln al-l directlons.
We recomtend a rnlnlrurn alope of 12 lnches l-n the f irst 10 f eet.
(4) Roof downspouts and dralns should discharge wel1 beyond
the 11mlts of all backftll.
MISCELLANEOUS
This report has been prepared ln accordance vlth generaLly accepted
golL and fouodatlon engineering practices ln thls area for the use by
the cllent for deslgn purposes. Ihe conclusLons and recor rendations
subnl.tted 1n thls report are based upon the data obtalned from the test
p{ts excavated at the locatlons lndicated on the test Plt plsn. The
nature and extent of varlatlons between the test plts may not become
evldent until excavation ia perforned. If, during conetructlon' soil

and ground water conditlons appear to be different from those descrlbed
hereLn, thl-s office shouLd be advised at once so that re-evaluatlon of
the recounendaclons tn6y be made. we recormend on-site observation of
excavatlons and foundation bearlng strata by a soLl engineer.

consideration, hereby comrnits to issue its policy or policies of title insurance, as identified in Schedule A, in favor of the
proposed Insured named in Schedule A, as owner or mortgagee of the estate or interest covered hereby in the land described or
referred to in Schedule A, upon payment of the premiums and charges therefor; all subject to the provisions of Schedules A and

This Commitment shall be effective only.when the ijlentity of the proposed Insured and the amount of the policy or policies
committed for have been inserted in Schedule A hereof by the Company, either at the time of the issuance of this Cbmmitment
or by subsequent endoresement,
This Commitment is preliminary to the issuance- of such policy or policies of title insurance and all tiability and obliga-
lions hereunder shall cease and terminate six months after the effective date hereof or when the policy or policies committed for
shall issue, whichever first occurs, provided that the failtrre to issue such policy or policies is not ihe fiult of the Company.
CONDITIONS AND STIPULATIONSl. The term "mortgage", when used herein, shall include deed of trust, trust deed, or other security instrument.
2. If the proposed Insured has or acquires actual knov/ledge ofany defect, lien, encumbrance, adverse claim or other matter
affecting the estate or interest or mortgage theteon covered by this Commitment other than thos€ shown in Schedule B hereof,
and shall fail to disclose such knowledge to the Company in writing, the Company shall be relieved from liability for any loss oi
damage resulting frorn any act ol relian@ hereon to the extent the Company is prejudiced by failure of the pioposed Insured
to so disclose such tnowledg-e. If the proposed-Insured shall disclose such knowledge to the Company, or if the Company other.
wise acquires actual _knowledge of any such defect, lien, encumbrance, adverse claim or other matter, the Company at its option
may amend Schedule B of this Commitment accordingly, but such amendment shall not relieve the Company from liability
previously incurred pursuant to paragraph 3 of these Conditions and Stipulations.
3. Liability of- the Company under this_Commitment shall be only to the named proposed Insured and such parti$ in-
cluded under the de{lnition of Insured in the form of policy or policies committed for and only for actual loss incurred in re-
liance hereon in undertaking in good fairh (a) to comply with the requirements hereof or (b) to eliminate exceptions shown in
Schedule B, or (c) to acquire or create the estate or interest or mortgage thereon correred by this Commitment. In no event shall
such liability exceed the amount stated in Schedule A for the policy or policies committed for and such fiability k subject to the
insuring provisions and the Conditions and Stipulations and the exclusions from Coverage of the form of policy or policies com-
mitted for in favor of the proposed Insured which are hereby incorporated by reference and made a part of tfus Commitment
except as expressly modified herein.
4. Any action or actions or rights of action that the proposed Insured may have or may bring against the Company arising
out of the status of the title to the estate or interest or the status of the mortgage thereon covered by this Commitment must bC
based on and are subject to the provisions of this Comnitment.
STANDARD EXCEPTIONS
In addition to the matters contaifled in the Conditions and Stipulations and Exclusions from Coverage above referred to,
this Commitrnent is also subject to the following:
1. Rights or claims of parties in possession not shown by the public records.
2. Easements, or claims of easements, not shown by the public records.
3. Discrepancies, conflicts in boundary lines, shortage in area, encroachments, and any facts which a correct survey and
inspection of the premises would disclose and which are not shoryn by the public records.
4. Any lien, or right to a lien, for sewices, labor or materiaj theretofore or hereafter furnished. imposed by law and not
shown by the public records.
5. Defects, liens, encumbrances, advene claims or other matters, if any, created, first appearing in the public records or
attaching subsequent to the effective date hereof but prior to the date the proposed insured acquires of record for
value the estate or interest or mortgage thereon covered by this Commitment.
