A pre-applj-cation meeting with a member of the planning
staff is strongly encouraged to determine if any additionalapplication information is needed. ]II. TMPORTANT NOTICE REGARDING ALL SUBMISSIONS TO THE DRB:
In addition to rneeting submittal requirements, theapplicant must stake and tape the project site toindicate property lines, building lines and buildingeorners. All trees to be rernoved must be taped. Allsite tapings and staking must be completed prior to the
DRB site visit. The applicant must ensure that staking
done during the winter is not buried by snow.
Ihe revievr process for NEW BUILDINGS normally requires
two separate meet.ings of the Design Review Board: a
conceptual approval and a final approvaL. AppLicants
should plan on present.ing their development proposal ata minimum of two meetj-ngs before obtaining final
approval .
Applicants who fail to appear before the Design Review
Board on their scheduled meeting date and who have not
asked in advance that discussion on their item be
postponed, will have their items removed from the DRB
docket until such time as the item has been
republished.
The following items may, at Lhe discretion of the
zoning administrator, be approved by the Community
Development Department staff (i.e. a formal hearing
before the DRB may not be requlred):
a. V,Iindows, skylights and simiLar exterior changeswhich do not alter the existing plane of thebuilding; and
b. Building addition proposals not visible from anyother 1ot or public space. At the time such aproposal is submitted, applicants must includeletters from adjacent property owners and/or fromthe agent for or manager of any adjacent
condominium assocj-ation stating the association
approves of the add.j-tion.
If a property is located in a mapped hazard area (i.e.
snow avalanche, rockfall-, flood plain, debris f1ow,wetland, etc) r a hazard study must be submitted and the
ordner must sign an affidavit recognizing Lhe hazardreport prior to the issuance of a buildi-ng pernit.
Applicants are encouraged to check with a Town Plannerprior to DRB application to determine Lhe relationshipof the property to aII mapped hazards.
For all residential construction:
a. Clearly indicate on the floor plans the insideface of the exterior structural waLls of thebuildlng; andb. Indicate with a dashed line on the site plan afour foot distance from the exterior face of thebuilding walls or supporting columns.
If DRB approves the application with conditions ormodifications, all conditions of approval must beresolved prior to Town issuance of a building permit
