Dear Mr. Horan:
On February 19, 1991, the Design Review Board (DBB) of the Town of Vailapproved a
duplex located at Lot 15, Block g, Bighorn Third Filing with the GRFA of 4310.0 square feet-
As the atlowed GRFA on the lot is 4740.0 square feet, there was, at that time, 430.0 square
feet remaining to be developed. During the construction process, the crawl space of the
western unit were converted to GRFA and thls GRFA has been allocated to the western
unlt. These two crawl spaces total 426.0 square feet ol GRFA. That leaves 4.0 square feet
of development potential which remains on the site. Though very small, the Town does
allocate the remaining GRFA on a first come, first serve basis.

done during the winter is not buried by snow.
B. The review process for NEW BUIL,DINGS normally reguirestwo separate meetings of the Design Review Board: aconceptual approval and a final approval . Applicants
should plan on presenting their development proposal ata mi-nimum of two meetinqs before obtaininq final
approval.
C. Applicants who fail to appear before the Design Review
Board on their scheduled meet.ing date and who have not
asked in advance that discussion on t.heir item be
postponed, will have their items removed from the DRBdocket until such ti.me as the item has been
republished.
D. The following items may, at the discretion of thezoning administrator, be approved by the Community
Development Department staff (i.e. a formal bearingbefore the DRB rnay not be required) :
a. Windows, skylights and similar ext,erior changes
which do not alter the existing plane of thebuilding,' and

snow aval-anche, rockfa1l, flood p1ain, debris flow,wetland, etc), a hazard study must be submitted and t.he
owner must sign an affidavit. recognizing the hazardreport prior to the issuance of a building permit.
Applicants are encouraged to check with a Town Plannerprior to DRB application to determine the relationshipof the property to all mapped hazards.

Upon receiving two copies of a compl.ete submittal along withpayment of the appropriate fee, the zoning administratorshall route one copy of t.he site map to the town engineerfor his review. The zoning administrator sha11 t,hen conductthis review concumentJ.y. The town engineer shall reviewthe submiltal and ret.urn coltunents and notifi-cations to thezoning adninistrator who shaLl t.ransmit the approval,disapproval or approval with modifications of the plat.within fourteen days to the applicant.
