Thanks for all of your input and work with her. I am sorry we have to come to pu to try and get an "emergency'' exception. We have had a number of challenges in the process throughout the spring and summer yet still thought there was time to get the job done. However, finding out that the recent assurance that Heid Construction was going to do the job and that the Kirk Hansen had applied for permits was all false has put us in a difficult position. About three weeks ago, Kirk reported to both my wife and myself that the permits were applied for only to discover that he had done nothing. Late last week he reported that Heid did not want to do the job and he offered to do it himself. We could not do that under the conditions he suggested that we go forward. So here we are with the snow ready to fly and looking at the permitting times all with the clock ticking. There are a couple of contractors who have expressed interest and are beginning to evaluate the job. In the meantime lwould like to get the permit process undenrvay and would do anything I need to assist you in getting it through the building department as quickly as possible. Later today, I will complete the building application and then can get that to you via e-mail, fax, or overnighl. Tim Hennum, PE. from KRN Consultanls has evalualed the project and has provided drawings and a detailed report. I have the copies he first provided me in my e-mail and I will include those copies. They are stamped. lf it would help, I can come up to Vail tomorrow and assist with anything necessary in walking the application through additional departments. While we expect to bring railings up to code there are no cosmetic changes to the deck. What can I provide to the DRB in order to facilitate there necessary approval? As the new owners, we would wait until spring if this repair were not structural. However, the deck sits z[0 or so feet off the ground and the 2x10 ledgers that were installed more than 25 years ago (and never painted or treated) failed under the heavy snow load last season. lt now imposes a significant risk to the units below. We are concerned for the safely of the three decks that are directly below this deck should it come down this season. We have some temporary bracing, yet don't expect this to also carry the anticipated snow load coming soon. I have included a couple of pictures in order to substantiate the situation. The following items were noted. The deck size is approximalely 12 feet by 15 feet with a 6 foot cantilever. The deck joists consisl of 2x12's spaced at 16' on center. The joists are supported with three (3)-2x12 beams - with cantilevered joists on both ends. The ledger supporting lhe three beams against the main structure appears to be lag screwed into the stud wall. The ledger at the chimney, which has failed, seemed to have been anchored to what appears to be a concrete masonry (CMU) wall. The wood ledger and/or anchors at th€ chimney side of the deck had failed, and the deck appeared to be wedged between the two walls, preventing it from further collapse onto the roof belcA ,. I've reviewed the existing deck framing for the required design snotr load of 100 pounds per square foot, and many items require additional reinforcement once the deck is re-positioned conecdy. The 2x12 deck joists and the three beams shall be reinforced, and blocking and strapping shall be installed as shown in the attached details. Also, the ledger on the chimney side shall be repaired/replaced, and the ledger against the stud wall shall be reinforced as shown in the attached delails.
