Dear Rick:
Attached is a letter describing the two new window that are
to be instal-l-ed. Basically they are to be (2)-2xL0 DI
headers not to exceed 5 feet i-n lenqth.
We discussed moving, modifying or removlng the header beam
and post from the kitchen./cabinets entry area near the front
door. The span (above the kj-tchen & entry hall) would be
adecrraj- p if 1-he fIoor iois1-s wcre 2xBs G 8" o.c.
We discussed the options and decided, whether the post and
beam were replaced, or not, to add a 2x8 either, sister to
the original 2x10 loft joists, or added wlth a hanger in
between the 2x10s.
The only concern was how
2x8s. The answer to this
the dry wall- is removed.

The two windows that you propose to install are approx-
mately 41 and 55 inches wide. The 41" wide window is to be
Iocated in the main floor dlning area. It is subject to
loads from the roof and the loft fl-oor above. The 55" wide
window is to be located in the second f]oor bedroom and will
be subjected to loads from the roof only. The load
invol-ved are: 80 psf snow 1oad, a 50 psf live load (floor);
20 psf live load (roof) : 20 psf dead load (ffoor) and a 20
psf dead foad (roof). The header(s) for the rough openings
should consist of (2)-2x10 DF, #2 or better. There shoufd
be a trimmer and a kinq stud on each side.

Status Reports were emailed to everyone prior to the meeting on the subjects of Exterior Painting,
Exterior Door Replacement, and Furnace Boiler Replacement. Tom explained that work still needs to be
/,
undertaken to locate the source of water leaking out of the heating system. Heat will be tumed off after
the 4th of July and the heat lines tested to deterdine the source of the leak.
Tom reported that one of the hot water storage tanks is nearing the end of its useful life, and will be a
future expenditure of $5000-6000 to replace. The tank is operating without any problems currently.
Leyba Painting will be the vendor for painting the building this year.
Tom discussed some caulking work to be completed in July on the front exterior walls and the stack
vents on the roof.
2006-07 Income and Expenses: A Summary Report was distributed prior to the Annual Meeting by
Tom McCarthy and reviewed by those in attendance. There will be a surplus of funds of approximately
$7600. Rayla Kundolf made a motion to put the excess funds into the Reserve Account. Jill Rutledge
seconded the motion, which passed unanimously.
3. Old Business
Front Stair Repair: Tom McCarthy reported that not much progress had been made this past year on
coming up with viable solutions to this problem. Tom will continue to look at the issue.
4. New Business
Snow Plowing and Shoveling: Rayla Kundolf expressed dissatisfaction with the service this past winter
with snow plowing and shoveling. Tom McCarthy reported that several changes will be made this
coming winter season. Boulders in the grass area in front of the parking lot will be moved, opening the
area up for better snow dumping. The parking lot will be plowed with more attention to keeping the
snow from accumulating at the southeast portion of the parking lot. If the snow builds up too much, a
front end loader will be hired to move the snow. The steps and sidewalk from the parking lot to the
building, plus the landings going up the stairwells, will be shoveled clean by 7:30 AM each snow day.
As part of the Regulations for Renters (see below), people will be encouraged to park on the side of the
parking lot closest to the building at night, and move their cars to the opposite side of the parking lot
before leaving for a day ofskiing.
Regulations for Renters: To assist in maintaining friendly and cooperative operations of the premises,
a set of Regulations for Renters was drawn up. One copy of these Regulations will be laminated and left
in each condo that is rented at any time during the year. Extra copies will be distributed to the
appropriate property management companies to be delivered to any renters prior to their arrival.
Windows and Doors: Tom McCarthy reminded everyone that the responsibility for maintenance of the
windows and doors is the rcsponsibility of the individual condo owners, as approved at last year's
annual meeting. Tom further discussed the requirement that the Association or the Board must approve
in advance any changes or replacements to doors and windows. Such written approval will be required
by the Town of Vail in order to get a building permit for renovations.
Tom McCarthy reported as part of a remodeling this fall, all the windows and sliding glass doors in unit
909 will be replaced with new. The loft in unit 909 will be extended over the dining areas. Rayla
Kundolf made a motion, seconded by Ted Wolk, that the windows and doors in unit 909 can be replaced
with windows and doors of similar appeararTce, and the extension of the loft is approved. The motion
passed unanimously.
Exterior Remodeling of Buildings: Tom McCarthy reported on the progress of several renovation
projects going on in East Vail on the exterior of condo/to'*nhome buildings. These associations have
voted to assess themselves $50,000-68,000 per unit to completely renovate the exterior of their
buildings. This includes newer, more energy efficient siding, stucco, or stone work, and often new roofs.
The exterior materials are designed to reduce the maintenance on the older building materials, notably
painting, as well as add insulation and fire prooting. This is a trend that will continue, will increase the
values of these properties, and will reduce some of the maintenance costs.
In the future, this could be an item our association will need to evaluate fuither. For now, Tom will
monitor the progress of these projects, as well as the actions of the other associations in Timber Falls.
Proposed FY 2007-2008 Budget/COA Operating Dues: The proposed budget was presented and
discussed. Jill Rutledge motioned to accept the budget as presented. Gerry Wolk seconded the motion.
Ted Wolk discussed keeping the dues at the same level as the past year. The motion as presented, which
included a slight reduction in dues, passed unanimously.
