At the request of the Torrrn of Vair, r have been asked to review theforrowing varj-ation from original plans for the above referencedproject. The following item was noticed during the final framinginspection in the secondary unit:
a) KITCHEN WINDOW IIEADERS-The plans by this office dated 1_ July
L991 requl-re 2-2x6 trimmers for the bearing points of the 3-MLl-.75 x l-4'window headers. The franing in this area was revisedslightly during construction for architectural considerations,consequentially reducing the loading conditions. The windowswere constructed with singLe 2x6 trimmers. The existingconditions are not adequate for the design loads. The exteriorplywood sheathing typically would be enough to transfer theadditional gravity loads, but in this particular condition thegeometry of the building does not provide for a large enoughpiece of sheathing to perforur the necessary transfei. Add aSimpson STLS strap tie to the inside face of the trinmer, thestrap tie should be vertical with half of the strap tie on thetrirnmer and half of the strap tie on the header. Fill al1 nail

Thomson Duplex, East Parcel., casa Del SoI , VaiI, Colorado. It is rny

50 feet down strearn shall be armor coated to protect against lateral
erosion or scouring from the river.
2. There must be the necessary governmental approval to build
within the 100 year fLood way. IE j.s our assumption that the
building site ii located withii the flood way so designated.
CONCLUSIONS
During high water time of the adjacent river, the foundation for
thi.s structure may be covered by water. A satiSfactory foundation
for this str.ucture is a properly designed shallOw foundation system
consi.sting of footings resbinQ directly on re-compacted, . over
excavated, material. Ib is our interpretation that the existing
foundation <lesign is based upon the maximum allowable bearing
capac i ty of 2000 pounds per sguare foot . This foundat ion is
ac-eptable as designed. The foundation for thi.s structure shall rest
upon over excavated and replaced materials. The Over excavaLlon
sha.LI be a minimum of 2' in all areas of Lhe dig. Material replaced
in this excavated area shall consist of I I/2" minus, crusher
rnaterial . Compaction of the replaced naterial ptaced in the trenches
sha1l be 90C of its rnaximum proctor density. A vibratory plate
compactor is recommended. This material shall be tested in the field
for density placement. The ninimum depth for foundation walls shall
be 48 inches for frost Protection.
GENERAL
This report represents lhe results of the investigation of lhusoils for the Thompion Duplex in the City Of Vail. The investigation
was made to reveal important soils and other site characteristics
influencing the foundation design. AIso evaluated <iuring the
investigaEion were subsurface conditions whiCh affect the depth of
the foundation and subsequent loading design such as ground water
levels, soils types and other factors which affect the bearing
capacity of -tfre soils. Design loadings are based on soils
ch-aractiristics and represent the rnaximum permissible loads for
these cond it ions .

It vtas observed on Wednesday, JuIy I7, 1991, Lhat all materials
encountered during the excavation for the above described duplex,
hold some variat,ion in composition from the materials encounbered
during the drilling for Lhe Soils Report by Front Range
Geotechnical, Inc. on June 28, 1991. The on site soiLs hold a
considerably lower amount of, clay than was represenbed by the soil
borinEs. The foundation for this structure may rest direcLly on
undisturbed rnaterials rather than being placed on over excavated and
replaced material. Due to the high amount of inlerbedded rock' the
materials encountered r^rith the excavation are equal to or exceecl the
bearing value described in the Soils Report. This bearing va).ue is
2000 pounds per square foot.
