FILING AND HECORDING
The_Oepartmant of Community Devalopment will record th€ plat and any rslaled covenants with
the Eagl€ County Clerk and Recorder. Fees lor recording siall be paid by the applicant. The
Community Development Departmant will relain one mylar copy ol the plal for th€ir reco/ds and will
r€cord the remaining mylaf copy.

Town of Vail Staffhas reviewed the proposed Duplex Plat fot 1249 Westhaven Circle. The following is
a summary of the comments from that review:
1. All plat title and certificate formats must be in accordance with the provisions of Chapter 13-
11, Vail Town Code.
2. The plat must contain the following language:
For zoning purposes, the two lots created by this subdivision are to be treated as one
entity with no more than one two-family residence allowed on the combined area of the
two lots.
3. A copy ofthe declarations and/or covenants attached to the subdivision must be submitted to
assure the maintenance of any common areas which are being created.
4. All taxes ad valorem taxes applicable to such subdivided land for years prior, must be paid at
the Eagle County Treasurer's Office.
5. A check paid to the Eagle County Treasurer in the amount of $11.00 must be submitted to the
Town of Vail for recording fees.

Thank you for submitting the revised Duplex Plat for 1249 Westhaven Circle. Town Staff has reviewed
this revised plat and determined that some items noted in my November 17,2003letter have not yet been
addressed. The Town ofVail shall not approve this proposed duplex plat until the following iterns have
been addressed:
