June 16. 1994
Greg M. Amsden
288 Bridge Street
Vail, CO 81657
Dear Greg:
Below is the summary of the issues raised at the Design Review Board (DRB) meeting held
on Wednesday, June 15, 1994. The issues raised by the DRB members should be addressed
by yourself or Benji at the time ol final review. I have included a list of additional information I
will need in order to accurately review your residential plans, Please review this list and
submit the information I have requested to the Office of Community Development five working
days prior to the DRB meeting on July 6, 1994.
I. DRB COMMENTS/ISSUES
1. As the plan currently exists, too much repetition occurs within the
project.
2. Consider using asphalt shingles to reduce color similarity of the roof
tops.
3. Alter roof shapes and building feneslration to eliminate repetition
throughout the project.
4. Provide free hand sketches of differing building styles on the site plan.
These sketches do not need to be elaborate, however, they should be
detailed enough to accurately illustrate the change in building style from
lot to lot.
5. A common theme to the project is acceptable, however, duplicating the
units is not.
6. Provide details of windows and corner boards on elevations.
7. Consider creating prominent landscape features at the "entrances" to
the project.
o
Mr, Amsden
June 16, 1994
Page Two
8. A possible altemative to the repetition issue would be the introduction of
brick and stone to the project.
9. The exterior color treatrnents need to ditfer from unit to unit. Earth
tones are preferred.
10. Architectural details need to be spelled out on the elevations. At a
minimum, this should include shutters, belly bands, door treatments,
siding, garage doors, lenties, exterior lights, meter locations, etc.
11. Provide a more site specific landscape plan for each unit. This should
include the location of all plant material as well as any proposed
hardscape materials. Foundation shrubbery should be addressed.
12. Attempt to make an entry statement to the project through the
architectural design of Buildings 1 and 14 on either end of the project as
well as the landscape berms that occur at the ends of the project'
il. TOWN OF VAIL ISSUES
1. Submit three sets of plans illustrating the changes made to the proiect.
2. Submit a tinal landscape plan. Including a completed landscape
materials list legend. The landscape materials list should include plant
material quantities as well as sizes.
I hope the comments and issues raised in this letter will be helpful in providing you with the
necessary inlormation needed to finalize your project for DRB review. You are currently
scheduled to appear at the July 6, 1994 DRB meeting lor final review. Should you have any
questions or concerns regarding the comments and issues addressed in this letter, as always,
please leel free to contact me during office hours.
Sincerely,
George Ruther
Town Planner
