MATERIALS TO BE SUBMITTED:
1. Two mylar copies and one paper copy of the subdivision plat shall be submined to the
Department of Community Development. The plat shall include the following:
a. The final plal shall be drawn by a registered surveyor in India ink, or olher
substantial solulion, on a reproducible medium (preferably mylar) with dimgnsion
of twenty-four by thirty-six inches and shall be al a scale of one hundred feet to
one inch or larger with margins of one and one-half to two inch€s on the left and
one-half inch on all other sides.
b. Accurate dimensions lo the nearest one-hundredth o{ a foot for all lines, angles
and curves used to describe boundaries, stre€ts, setbacks, alleys, easements,
slructures, ar€as to be reserved or dedicated for public or common uses and other
important f€atures. All curves shall be circular arcs and shall be delined by the
radius, central angle, are scored distances and bearing. All dimensions, both
linear and angular, ar€ to be determined by an accurate control survey in the field
which must balance and close within a limil of one in ten lhousand.
c. North arrow and graphic scale.
d. A syslematic idenlification of all existing and proposed buildings, units, lots,
. blocks, and names for all slreets.
e. An identificalion of the streets, alleys, parks, and other public areas or facilities as
shown on the plat, and a dedicalion lhereof to lhe public use. An identification of
the easements as shown on the plat and a grant thereof to the public use. Areas
reserved for future public acquisition shall also be shown on the plai.
f. A writtsn survey description of the area including the total acreage to the nearest
appropriate significanl figure. The acreage of each lot or parcel shall be shown in
this manner as well.
S. A descriplion of all survey monuments, bolh found and set, which mark the
boundaries of the subdivision, and a description of all monuments used in
conducting the survey. Monument perimeter per Colorado statutes. Two
perimeter monuments shall be established as rnajor control monuments, the
materials which shall be dejtermined by the town engineer.
h. A slatement by the land surveyor explaining how bearing base was determined.
l. A cerlificate by the registered land surveyor as outlined in Chapter 17.32 of this

ownership provide for a dedicalion of land or improvemenls to the public, all

required to sign lhe certificate of dedicalion and ownership in addition to ihe fe€
simple ownsr lhereof.
m. All cunent taxes must be paid priorto the Town's approval of plat. This includes
laxes which have been billed out but are not yet due. The certificate of taxes paid
must be signed on the plat or a statement from the Eagle Counly Assessors Office
must be provided wit the submittal iniormation stating thal all laxes have been
paid.
n. Signature of owner.
2. The plat musl conlain the following statement:
"For zoning purposes, the lols created by this subdivision are to be trealed as one lot with
no more lhan two dwelling unils allowed on lhe combined area of lhe two lots." The
stalemenl shall be modified to indicale the number of units and lots proposed."
3. A copy of lhe declarations and/or covenants relaling to the subdivision, which shall assure
the maintenance of any common areas which may be created. The covenants shall run
with lhe land and shall be in a form suitable for recording with the Eagle County Clerk and
Recorder.
4. Schedules A & B of atitle report.
APPROVAL PROCESS. REVIEW CRITERIA
Upon receiving lwo copies of a complete submittal along with payment of the appropriale fee, the
zoning administrator shall routs on€ copy of the site map to lhe town engineer for his review. The
zoning adminisirator shall then conduct this review concurrently. The lown engineer shall review
the submittal and return commenls and notifications 10 the zoning administrator who shall transmit
the approval, disapproval or approval whh modifications of lhe plat within fourteen days to the
applicant. The zoning administrator shall sign the plal if approved or require modifications on the
plat for approval or deny approval due 1o inconsistencies with the originally approved plan or
failure lo make other required modifications of the plat.
FILING AND BECORDING
The Departmenl of Community Development will record the plat and any related covenants with
the Eagle County Clerk and Recorder. Fees for recording shall be paid by the applicant. The I rr
Communily Developmenl Departmenl will retain one mylar copy of the plat for their records and will
record the r€maining mylar copy.
lf this application requires a separate review by any local, State or Federal agency olher than the Town of
Vail, the application fee shall be increased by $200.00. Examples of such review, may include, but ar€ not
limited to: Colorado Department of Highway Access Permits, Army Corps of Engineers 404, etc.
The applicant shall be responsible for paying any publishing fees which are in excess of 50% of the
application fee. lf , at the applicant's request, any matter is postponed for hearing, causing the matter io be
re-published, then, the entire fee for such re-publication shall be paid by the applicant.
Applicalions deemed by the Community Development Department 1o have significant design, land use or
other issues which may have a significant impact on lhe community may require review by consultants
other than town slaff. Should a determination be made by the town slaff that an oulside consultant is
needed lo review any application, the Community Developmenl may hire an outside consullant, it shall
estimate the amount ol money n€cessary lo pay him or her and this amount shall be fonvarded to the Town
by the applicant at the lime he files his application with the Community Developmenl Department. Upon
completion of the review of the applicalion by the consultanl, any of the funds forwarded by the applicant
for payment of the consultanl which havs not been paid to the consultanl shall be returned lo the applicant.
Expenses incurred by the Town in excess of the amount forwarded by lhe applicant shall be paid to th€
Town by the applicant within 30 days of notification by the Town.

Dear Bob:
I have received a set ofplans proposing a change to the previously approved driveway
configuration for uoits 3-6, Innsbruck Meadows Subdivision. The staffhas completed a
preliminary review of the proposed changes to the previously approved driveway and landscaping
plan. The purpose of this letter is to inform you of the issues and concems which must be
addressed by yourself, or Sally Brainerd, prior to final review ofthe proposod changes before the
Design Review Board on Wednesday, May 1, 1996. .
The following is a list of issues and concems:
l. The Town of Vail Fire Deparunent has completed it's review of the proposed driveway
configuration. Upon completion of their review they have determined adequate staging
for emergency vehicles has not been provided on the site. Please speak directly with Mike
McGee at479-2135, with regard to the staging area.
2. Since you are proposing changes to previously approved plans, please submit a Desip
Review Board application and $20.00 fee to the Office of Community Development'
This item will not be scheduled for final design review until the application and fee has
been submitted.
3. The driverray configuration was recently amended and approved by the Desip Review
Board with certain conditions. As I understand the Design Review Board's condition of
approval, there needs to be three spmce hees on the landscape plan to mitigate the large
expanse of asphalt. The three trees are proposed in front of Unit 6, Unit 5, and Unit 3.

option may amend Schedule I of this Commitment accordingly, but such amendment shall not relieve the Company lr0m liability previously incurred pursuant t0
