II. IMPORTANT NOTICE REGARDING ALL SUBMISSIONS TO THE DRB:
A. In addition to rneeting subnittal requirernents, theapplicant must stake the site to indicate property
lines and building corners. Trees that will be removednust also be narked. This work must be completedbefore the DRB visits the site.
B. The review process for NEW BUILDINGS will normallyinvolve two separate rneetings of the Design Review
Board, so the applicant should plan on at least two
meetings for a final approval.
C. AppJ-icants who fail to appcar before the Deeign Review
Board at their scheduled roeeting and who have not asked
for a postponement will be reguired to be republisbed.
D. At the discretion of the zoning adninistrator, thefollowing iterns may not have to be presented to the
Design Review Board. They, however, have to be
presented to the Planning Department for approval:
a. Windows, skylights and sinilar exterior changes
that do not alter the existing plane of the
building; and
b. Building additions that are not viewed frorn any
other lot or public space, which have had letters
subrnitted frorn adjoining property ohrners approving
the addition; and/or approval from the agent for,
or manager of a condorninium association.
E. You rnay be reguired to conduct Natural Hazard Studies
on your property. You should check with a Town Planner
before proceeding.

IiIATERIAL TO BE SUBMITTED
NEW CONSTRUCTION
A. Two copies of a topoqraphic map and site PIan at a
scal-e of lrr= 20r or larger, of the site containing the
following:
1. Licensed surveyorrs starnp.
2. Contour intervals of not more than 2r unless the
pareel consists of 6 acres or nore, in which case,
5r contour intervals may be accepted.
3. Existing trees or groups of trees having trunks
with diarneters of 4r' or nore one foot above grade.
Rock outcroppings and other significant natural
features (large boulders, intermittent strearns,
etc. ) .
Avalanche areas, centerline of stream or creek,
creek or stream setback, 100-year flood plain and
slopes of 408 or more, if applicable.
Ties to existing benchmark, either UsGs landmark
or sehrer invert.
Locations of the following:
a. Proposed s'rrfaee drainage on and off site,
showing size and type of culverts, swales,
etc.
b. Exact locations of all utilities to include
existing sources and proposed service lines
from sources to the structure. Utilities to

As rnuch of the abr-rve information as possible should be
indicated on the site plan, so that the inter-relation
of the various components is cLear. The landscape plan
should be separate. The existing topographic and
vegetational characteristics may be shown on a separate
Dap. The applicant must stake the site to show lot
lines and buildins corners. Trees that rrltf be lost

as they will appear on completion. Elevat:ions
must show both existing and finished gracies.
2. One set of floor plans must be rrred-Iinedl to show
how the GRFA was calculated.
3. Subrnit one set of reduced (8 L/zt' x 11rr) floorplans, elevations and site plan for inclusion in
memos to Planning Cornmission and Town Council .
4. Exterior surfacing materiaLs and colors shall be
specified and subrnitted for review on the
rnaterials list (attached). color chips, siding
sanples etc., should be presented at the Design
Review Board rneeting.
F. Zone check list (attached) rnust be conpleted if project
is zoned Single-Farnily, Prirnaryr/Secondary or Duplex.
G. The Zoning Adninistrator and/or DRB nay require the
subnission of additional plans, drawings,
specifications, samples and other naterials (including
a rc' del) if deerned necessary to determine whether a
project will cornpty with Design Guidelines.
II. MINOR ALTERATIONS TO THE EXTERIOR OF BUTLDINGS.
Photos or sketches that clearly indicate what is proposed
and the location (site plan) of the proposal nay be
subnitted in lieu of the more fornal requirements given
above, as long as they provide all irnportant specifications
for the proposal including colors and materials to be used.

H. A site improvement survey, stamped by registered
professional surveyor.
I. A prelirninary title report, verifying ownership of
property and lists of easements.
IV. FINAL SITE PI,AN
After a building perrnit has been issued, and when the
project is underway, the following wiII be reguired before
l,ry-buildir.g receives a franing inspection f::om the Building
Department: Two copies of a certified irnprovement survey
showj.ng:
A. Building locations with ties to property corners, i.e.
distances and angles.
B. Building dirnensions to the nearest tenth of a foot.
c. AII utility service lines, as-builts, showing size of
lines, type of naterial used, and exact locations.
D. Drainage as-buiIts.
E. Basis of bearing to tie to section corner.
F. AII property pins are to be either found or set and
stated on maP.
G. All easements.
H. Building floor elevations and all roof ridge elevations
with existing and proposed grades shown underneath.
V. CONCEPTUAL DESTGN REVIEW
1. Subrnittal recruirements: The owner or authorized agent
ot anylrojeCt requiring design approval as prescribed
by this- chlpter nay subrnit plans for conceptual review

understanding with respect to the design concept and
the compatibility of a proposal with the Design
Guidelines contained within this chapter. This

The following information shall be subnitted for aconceptual review:
a. A conceptual site and landscape plan at a nininunscale of one inch equals twenty feet;
b. Conceptual elevations and exterior material_s and adescription of the character of the proposedstructure or structuresi
c. Sufficient information to show that the proposal
compJ.ies with the developrnent standaras oe Lnezone district in which the project is to belocated (i.e. GRFA, site coverage calculations,nunber of parking spaces, etc.);
d. Conpleted application formi
e. Planning and Environmental Commission and or TownCouncil approval if required.
Procedure: Upon receipt of an application forconceptual design review, the Department of CommunityDevelopnent shall review the subrnitted materials forgeneral conpliance with the appropriate requirements ofthe zoning code. If the proposal is in basiccompliance with the zoning code reguirements, theproject shall be forwarded to the DRB for conceptualreview. ff the application is not generatly incompliance with zoning code requirements, theapplication and subni.ttal materials shall be returnedto ttre applicant with a written explanation of theDepartnent of Couununity Developrnentrs findings.The DRB shall review the application and supportingnaterial that has been submitted for a conceptualreview in order to determine whether or not the projectgenerally cornplies with the design guidelines. No voteof the DRB will be required unless requested by theapplicant. The property owner or his representativeshall be present at the DRB hearing.
