purchased in the Matterhorn Subdivision. In response to your questions regarding the neighboring Arrigoni
residence, il will be situated on an 11,499 square foot lot and will contain 3,736 square feet of Gross
Residential Floor Area (GRFA).

Good morning, Lisa:
Regarding the allowable square footage of development potential on a lot, I will outline the scenario for a
14,000 square foot lot in the primary/secondary two family zone district:
46 square feet for each 100 square feet ofthe first 10,000 square feet of lot area; then,
38 square feet for each 100 square feet of lot area between 10,000 and 15,000 square feet.
Therefore, 4600 square feet (for first 10,000) plus 1,520 square feet (for the 4,000 square feet of lot area
above '10,000 square feet) yields 6,120 square feet of development potential on a 14,000 square foot lot,
provided that no other restrictions exist, such as excessive slopes, natural hazards, etc, which might limit
a lot's potential.
Hopefully this gives you a general idea of what might be allowed on your lot in the event that it is over
14,000 square feet. Please note that these calculations are the result of a recent text amendment which
has not yet been posted on ourwebsite. Therefore, the information regarding square footage which you
might find on the website does not accurately reflect the numbers I have outlined above. The recent,
amending ordinance is entitled "Ordinance 14".

Dear Mrs. Farley,
I am writing to summarize our conversalions over the last couple of days regarding the development potential
at lhe above-referenced lot. P/ease note that at this time, I cannot confirm, without a stamped
topographic survey, the size of the lot in which you are interested in purchasing. However, I can state
that if the lot is over 14,000 square feet in size, a primaryisecondary residence (duplex) would be allowed on
the lot, provided that one unit (the secondary unit) never exceeds 40% ol the entire Gross Residential Floor
Area (GRFA) for that lot. Should you choose to purchase the lot in this case, lhe existing residence could be
demolished and a new one built in its place.
Conversely, if the lot is under 14,000 square {eet in size, only one unit would be allowed on the lot, with the
option to build a deed-restricted employee housing unit (which is limited in size and is not lormally defined as
a "unif') attached to lhe house. Should you choose to purchase the lot in this case, the only option for the lot,
(in order to maintain its non-conforming status and therefore build more than one unit) would be lo demolish
up to 50% of the existing residence(s), thereby allowing the reconstruction of the same number of units as
currently exist on the lot. Our files have no information regarding how many units currently exist on this lot.
I have attached a copy of the design review application for new construction, which is the application to be
submitted prior to construction of the lot. Please note that an application for demolition, should one ever be
needed, would need to be submitted for review by the Town of Vail prior to such action. Addilionally, these

Hello Lisa:
I spoke with Brooke at Prudential at the end of the day yesterday, who said that she had been assured by
a local surveyor that the lot was slightly over 14,000 square feet. lf that is indeed the case, a duplex
structure will be possible. However, I have not seen written confirmation of that information and therefore
will not anfirm that that is the case. lt is the Town's policy to avoid confirming the development potential
on a lot without having seen a current, stamped, topographic survey.
lf you and your realtor choose to pursue the sale on the basis of the surveyor's data or opinion, that is
perfectly valid.
