Effective June 20, 199I , the Town of Vail Buildj-ng Department hasdeveloped the following procedures to ensure that new constructionsites have adeguately established proper drainage from buj_ldingsites along and adjacent to Town of Vail roads or streets.
The Town of Vail Public Works Department will be required toinspect and approve drainage adjacent to Town of Vail roads orstreets and the installation of temporary or permanent culverts ataccess points from the road or street on to the construction site.Such approval must be obtained prior to any request for inspectionby the Town of Vail Building Department for footings or temporaryelectrical or any other inspection. please call 4'79-2L60 torequest an inspectj-on from the public Works Department. A11ow aminimum of 24 hour notice.

II. PRE-APPLICATION MEETING:
A plg-?pplication meeting with a member of the planningstaff is st.rongly encouraged to determine if any additionalapplication infornation is needed. A.In addition t,o meet.ing submittal requirements, t.heapplicant must stake and tape the project site toindicate propert.y lines, building lines and buildingcorners. AII Urees to be removed must be taped. Affsite tapings and staking must be completed piior to the
DRB site visit. The applicant must ensure that stakingdone during the winter is not buried by snow.
The review process for NEW BUILDINGS normally requirestwo separate meetings of the Design Review eoard: aconceptual approval and a final approval . applicantsshould plan on present,ing their development proposal ata minimum of two meetings before obtaihing finalapproval.
Applicants who fail to appear before the Design ReviewBoard on their scheduled meeting date and who have notasked in advance that discussion on their itern bepostponed, will have t.heir items removed from the DRBdocket untiL such time as the item has beenrepublished.
The following items may, at tbe discretion of t,hezoning administrator, be approved by the CommunityDevelopment Department staff (i.e. a formal hearingbefore the DRB may not be reguired):
a. Windows, skylights and similar exterior changeswhich do not alter the existing ptane of thebuilding; and
b. Building addition proposals not visible from anyother lot or public space. At the time such aproposal is submitted, applicants must includelet,ters fron adjacent property owners and/or fromthe agent for or manager of any adjacent,
condominium association sLating t,he associationapproves of the addition.
If a property is located in a napped hazard area (i.e.
snow avalanche, rockfall, flood plain, debris flow,wetland, etc) r a hazard study must be submitted and theowner nust sign an affidavit recognizing the hazardreport prior. to the issuance of a building permit.Applicant,s are encouraged to check with a Town plannerprior to DRB application to determine the retationshipof the property to all mapped hazards.
For all resldentlal construction:
a, Clearly indicate on the floor plans the insioeface of the exterior st.ructural walls of thebuilding; andb. Indicate with a dashed line on Lhe site plan a. four foot distance from the exterior face of thebuilding wal1s or support,ing columns.
If DRB approves the application with conditions ormodifications, all conditions of approval must beresolved prior to Town issuance of a building permit.
