Asbestos Testing & Abatement Requirements
Asbestos testing and abatement protects workers, homeowners, neighbors and emergency services responders from ex-
posure to harmful asbestos. It is your responsibility to be in compiiance with the State. Please contact the State directly
for their requirements at the contact info listed below.
When is asbestos testinq required?
ANY building projects disturbing more than these threshold levels of building materials require asbestos testing:
One- and Two-Family Dwellings: 3Z square feet
All Others (commercial spaces, hotel rooms, etc): 160 square feet
Definition of a single-family dwelling: any dwelling unit that is used primarily for a single family, including
multi-family/condominium units, and fractional fee units.
Asbestos testing results must be provided with your application for a building permit.
Tests which identify POSITIVE results at more than 1% require abatement by a State-certified abatement contractor. The
clearance letter must be submitted to the Town of Vail before the building permit will be issued.

• The "1989 Ban" on asbestos-containing materials is commonly misunderstood. "In fact, in 1991 the U.S. Fifth Circuit
Court of Appeals vacated much of the so-called "Asbestos Ban and Phaseout" rule and remanded it to the EPA. Thus,
much of the original 1989 EPA ban on the U.S. manufacturing, importation, processing, or distribution in commerce
of many asbestos-containing product categories was set aside and did not take effect." - CDPHE

At your request, Foothills Environmental Inc. (FEI) conducted a limited asbestos inspection
of suspect asbestos materials that may be disturbed during renovation activities. The
property of concern is located at 610 W. Lionshead Cr., #105 in Vail, CO. This limited
inspection was conducted on March 16`�, 2012 by Mr. Andre Gonzalez, an asbestos
inspector certified by the Colorado Department of Public Health & Environment.
Aerobiology Laboratory Associates, Inc., an independent laboratory accredited by the
National Voluntary Accredita.tion Program (NVLAP) and the American Industrial Hygiene
Association (AIHA) analyzed the bulk samples utilizing Polarized Light Microscopy
(PLIVn.
A limited bulk sampling of suspect building materials was conducted to identify Asbestos
Containing Material (AC1Vn that may potentially be disturbed during renovation of the
interior of the condominium. An ACM is defined by the EPA as a material with an
asbestos content of greater than one percent (1 %) by area.
The analytical results did not identify asbestos in any of the bulk samples collected. FEI did
not inspect outside of the proposed scope of work, underground conduit, electrical panels
instruments or other appurtenances. This inspection was limited to the drywall and texture
inside the condominium and did not include the popcorn ceiling texture or flooring
material. Any suspect materials that may be impacted during renovation must be assumed
to contain asbestos unless tested by a CDPHE certified asbestos inspector.

Drywall Texturing Compound is classified as non-friable as long as the texturing
compounds remain painted and in good condition. If the texturing compounds are
damaged by cutting, drilling, sanding or damaged by water ar fire, the te�uring
compounds could become friable and release fibers. Texturing compounds are also
classified as surfacing materials and must be removed by properly trained asbestos
personnel prior to building demolition or renovation.
Note:
There may be additional suspect asbestos containing materials located under/behind
building materials that were not sampled as part of this limited inspection. If additional
suspect materials are discovered they should be presumed to be asbestos until sampling and
analysis proves otherwise. Asbestos was not detected in suspect drywall materials which
are likely to be disturbed during the planned renovation.

This report describes the suspect asbestos containing materials which will likely be
impacted during renovation/restoration of the residence. FEI represents that our services
are performed within the limits prescribed by applicable regulations and in a manner
consistent with the level of care and skill ordinarily exercised by other professional
consultants under similar circutnstances. No other representation is made to the client,
expressed or implied, and no warranty or guarantee is included or intended.

minerals detected are listed. Amosite is the common name for the asbestiform variety of the minerals cummingtonite and grunerite. Crocidolite is the common name used for the
asbestiform variety of the mineral riebeckite.
♦ Tile, vinyl, foam, plastic, and fine powder samples may contain asbestos fibers of such small diameter (< 0.25 microns in diameter) that these fibers cannot be detected by PLM.
For such samples, more sensitive analytical methods (e.g. TEM, SEM, and XRD) are recommended if greater certainty about asbestos content is required. Semi-quantitative bulk TEM
floor tile analysis is accepted under NESHAP regulations.
♦ These results are submitted pursuant to Aerobiology Laboratory Associates, Inc.'s current terms and conditions of sale, including the company's standard warranty and limitation
of liability provisions. No responsibility or liability is assumed for the manner in which the results are used or interpreted.
♦ Unless notified in writing to return the samples covered by this report, Aerobiology Laboratory Associates, Inc. will store the samples for a minimum period of thirty (30} days
before discarding. A shipping and handling charge will be assessed for the return of any sampies.
♦ Aerobiology does not guarantee the results of tape lifts, microvacs, wipe, and/or debris samples. Accurate analysis cannot be performed due to particle size, media used, and/or
amount of material given. Analysis of these materials should be preformed by a TEM, A result of ND does not indicate that the sample area does not contain asbestos. It means the

Dear Todd:
As you know, we met at the above noted remodel to assess the existing structure and design a support
system for the new drywall ceiling between the existing precast tee stems. This is a summary of my
findings.
I have reviewed the capacity of the existing 8DT12 double tees, and determined that this existing
system will be capable of supporting this additional dead load.
The existing ceiling for the unit consists of 8DT12 precast double tees. The new ceiling will consist of
5/8" drywall between the stems of the double tees. This new ceiling should be supported by a light
gauge framing system. This system should consist of Armstrong 1tAM-12 or LAM-12 Angle Mold
attached to the sides of the existing tee stems. This track should be connected to the stems with '/4"
diameter "RamseY' fasteners at 16" on center.
The drywall will be hung from Armstrong SS7708 light gauge tees spaced at 16" on center. These tees
will be supported by the angle mold at both ends. The drywall should be connected to the light gauge
tees with standard drywall screws at 16" o.c.
This completes my commentary for the structural requirements to support the new ceiling. Feel free to
