Window Placement Principles Considered/Applied
• While architectural taste and styles clearly change with the times, certain architectural standards are time(ess and
transcend the ages. Architectural concepts like proportion, balance, symmetry and harmony are as relevant today
as they were in time of Andrea Palladio and the "Four Books on Architecture".
• Windows play a critical role in the three most important aspects of home design. The first is appearance. Next to
the shape of a house (Colonial, ranch, Cape Cod), windows are the most significant factor influencing how the
place looks to the outside world. The second element is site embrace. Windows capture views and make the
connection between the indoors and the natural world beyond. Last, windows are about comfort. They let in light
and air and protect against extremes of weather.
• When adding new windows to an existing wall, the trick is to keep the treatment consistent, with compafible trim,
grille patterns, and muntin style. A modern plate-glass window looks out of place in a perfectly symmetrical
antique facade.
• Window placement should follow some consistent rhythm, to create visual clarity as well as to help avoid the
creation of blank walls. Windows need not all be horizontally or verfically proportioned but rather their placement
and orientation should take cues from the building's overall style and configuration.
Below are a number of guidelines with respect to window placement:
• Windows should be proportioned in a manner that creates a balanced elevation. Furthermore, window placement
should be consistent with the overall vernacular design of the structure and windows should generally be verfically
oriented.
• Windows shoufd be placed on all four elevations. Blank walls with no windows are strongly discouraged.
• Traditional window fenestration consistent with the proposed vernacular architectural style of a structure should
be used whenever possible. Any window fenestration used on the front elevation should be carried through on the
side and rear elevations.
• All windows should incorporate some ornamental trim work. Simple aluminum window frames with no trim work
are strongly discouraged

of the units. This includes the windows we are

• The new window wiil be 42" off the floor
• The full window unit rough opening is 96" x 54"
• The components of the window unit is a 48" x 54" fixed picture window
with a 24" x 48" casement window on either side of it.
• The windows are white vinyl to match all other windows in the complex
including the replacement windows previously approved
• The new window will be trimmed with dark grey brick molding to match
the existing and the outer trim will match the existing outer trim in both
size and color
• The left side of the new window unit will align with the left side of the
window below and each vertical line in the windows (above and below)
wilt line up with one another
• The new window unit is designed to be 2x the width of the window
below

RE: Asbestos Survey
Aspen Environmental, Inc. is pleased to submit this report on the asbestos survey
conducted at 2801 Basingdale Blvd. Vail, CO 81657.
Bulk samples of suspect asbestos containing materials were collected from 2801
Basingdale Blvd. Vail, CO. The bulk samples were delivered to Reservoirs Environmental
Services, Inc. located at 5801 Logan Street Suite 100 Denver, Colorado. Results of the sample
analysis are attached in the laboratory sample data sheets.
The inspection was conducted in accordance with accepted protocol established by the
E.P.A., current State of Colorado Regulations and within the reasonable constraints of time and
cost. Further, the experienced inspector is duly qualified and licensed to perform the work
conducted in the inspection. T'his cannot be construed that this is an absolute guarantee that
there is no more unidentified asbestos containing material associated with the residence.
PRINCIPAL FINDINGS
Ceilin� Texture (popcorn) and Joint Compound
Analysis of the ceiling texture and joint compound located on the main floor kitchen and
entry has determined that the ceiling texture and joint compound contain between trace
amounts and 8% chrysotile asbestos.

Project Narrative
2801 Basingdale Bivd #8 was purchased "as is" from Wells Fargo after they foreclosed on the previous owner
and took title. The property is in need of significant improvement and updating. The kitchen needs updating,
the bathrooms are in bad shape and the boiler is in need of repair or replacement. Our plan is to remain within
the existing footprint and renovate the interior of the unit completely.
MAIN LEVEL: interior renovations on the main level will include removing the existing kitchen cabinets and two
non load bearing walls and replacing the same with new cabinets, countertops and appliances. Lighting will be
added and new flooring will be instalted. In the utility room, a new high efficiency combo boiler/hot water unit
will be installed and the floor will be filed. The rock face of the fireplace will be removed and a new tile face will
be installed. Hardwood floors will be installed in the kitchen and living areas. The bathroom will be renovated
(new tile shower, tile floor, toilet, vanity and lights). New interior doors will be installed. Drywall will be
patched, floated and textured and all surfaces will be painted.
BEDROOM LEVEL: interior renovafions on the bedroom level will include removing the existing interior doors,
trim and baseboard and replacing then with new. Light fixtures will be replaced. Carpet will be installed in the
bedrooms, stairs and hall. Drywall will be patched, floated and textured and all surfaces will be painted.

The walls and ceiling we intend to remove were tested for asbestos by Aspen Environmental on Friday August 31, 2012. The results (report attached) show
that the walls and ceiling in question contain friable material. The ceiling texture contains 0% - 8% friable material, the joint compound contains 3� and the
wall texture contains 2-3�0. As owners of this our primary residence, we (my self and my wife) can remove the sheetrock and ceiling texture ourselves. We
plan to do just that and we will not hire any outside contractors to remove the material. We will properly package and dispose of the material at DADS in
Denver and we will retain a copy of the manifest from DADS for our records. The email below from the State confirms this.

Colorado regulations allow for a homeowner to conduct their own asbestos abatement within their primary residence, so long as they do the
work themselves — no family, fiends, conVactors, etc., and the only requirement is that the material be disposed of at a landfill that accepts
asbestos.
The section oi Regulation No. 8 that allows this is III.B.1.c., not the opt-0ut provision specified below.

Minor Exterior Alteration -
Window and Door Replacement
Project narrative:
The existing patio doors are original to the unit. They are aluminum frames and single pane glass sliding doors.
The locks are inoperable (see photos page 17). We plan to replace these doors with Jeld-Wen Premium viny)
doors (see schedule page 18) to fit the existing rough opening and we will trim the exterior as it is trimmed
today. The doors will be white like the other units that have replaced their rear patio doors.
The bedroom windows are in need of replacement (see photos page 17). We will replace them with Jeld-Wen
Premium Vinyl sliding windows (see schedule page 18) that fit the existing rough openings. They will be white
like the vinyl windows that were approved for the front of each unit and we will trim the new windows and
doors as the exterior is trimmed today.
