Dear Sean:
This is to confiRn our findings at the site of the above noted remodel today. We reviewed the location
of the bearing wall for the west portion of the loft. I determined that this wall can shift up to 6"to the
east.
The joists on the west side of this wall will not reach the wall, so this portion of the loft floor will have to
be reframed with 2x8 joists @ 16"o.c. The framing for the southem portion of the loft floor on the east
side of the bearing wall is deficient. This existing ftaming should be replaced with 2x8 joists @ 16"o.c.
All of these 2x8 joists on both sides of this bearing wall should run in the east-west direction. '°

The new bearing wall should be framed with 2x4 studs @ 16"o.c. There will be a new door opening in
both this bearing wall and the perpendicular wall to the south. These openings should have a double t
2x10 header, which will bear on a single 2x4 trimmer on both ends. All framing material for this
remodel should be non-combustible.
