The installing Contractor shall verify all di m e n s i o n s a n d areas prior to the start of the job. The intent o f t h e s e specifications is for full coveralge of planting . N o t i f y t h e Landscape Architect of any discrepancies pri o r t o t r e n c h i n g . 2. All materials shall be schedule 40 (fittings) , C 1 - 2 0 0 ( p i p e ) o r 160 p.s.i. service polyethylene (pipe) or better a s d e t e r m i n e d by the irrigation designer. PVC mainline pip i n g s h a l l b e installed at a minimum depth of 12" below gr a d e . P o l y l a t e r a l lines shall be at a depth of a minimum of 12" i n a l l p l a n t i n g areas and 8" in all lawn areas. Allow 15 minu t e s s e t - u p t i m e for all PVC weld joints before moving or han d l i n g a n d 2 4 hours cure time before water testing.3. All materials shall be new and in perfect c o n d i t i o n . N o deviations from the specifications will be allo w e d w i t h o u t prior writted approval from the Landscape A r c h i t e c t . 4. Where more than one pipe is installed in a t r e n c h , p l a c e pipes side-to-side with a minimum of 2" sepa r a t i o n . P l a n c e a 4" layer of material in the trench prior to the i n t s t a l l a t i o n o f any pipe wher the soil conditions are rocky.5. All valves shall be installed in poly-plastic v a l v e b o x e s w i t h 2" pea gravel or gravel base.6. In planting areas, install pop-up heads 2" a b o v e g r a d e . A l l 12" pop-ups shall be installed with flexible tu b i n g a s a s w i n g assembly.7. Securely mount the controller and install g r o u n d a d n electric connections as directed by the manuf a c t u r e r . A l l control wire shall be rated for direct burial. I n s t a l l t h e c o n t r o l wires at a minimum of 12" below grade in a c o m m o n p i p e trench whenever possible. Control wire shal l b e t a p e d o r bundled every 10'. Connect wire to solenoid w i t h a water-tight connector.8. After the valves have been installed, test a l l m a i n l i n e s under full pressure for a period of two hours w i t h a l l connections exposed.9. All pipe and wire trenches shall be backfil l e d w i t h a minimum of 4" of fine soil, then tamped and f i l l e d w i t h e a r t h , then re-tamped.10. Before fitting nozzles to pop-ups, remove t h e g e a r d r i v e and impact rotors from their cases and opera t e z o n e s a f u l l l i n e pressure to flush out lines.11. Contractor shall set an initial program fo r t h e c o n t r o l l e r and instruct the Client as to its operation.12. PVC sleeving shall be installed under all d r i v e s a n d walkes.13. A rain/moisture sensor shall be installed a s p a r t o f t h e working irrigation system. Specicfication for i r r i g a t i o n s e n s o r to be Rainbird WR2 wireless sensor.14. Install a central shut-off valve as part of t h e w o r k i n g irrigation system.15. Contractor shall specify the number of irr i g a t i o n z o n e s with Bid; specification for controller to be app r o v e d b y O w n e r . General Notes and Specifications1. Location of all trees shall be staked by the Contractor and approved by theLandscape Architect prior to final installation.2. Exact placement and shape of planting beds shall be reviewed by theLandscape Architect prior to installation of irrigation system.3. All plant materials shall be backfilled with one part peatmoss/compost mixturewith two parts topsoil.4. All plants shall be "Colorado Grown", "Colorado Fielded" or "NorthernGrown".5. Spruce trees to be nursery grown with leader in tact and undamaged.6. All herbaceous planting beds shall be amended with well rottedmanure/compost mixture (one cubic yard compost per 350 s.f. one cubic yardsphagnum peatmoss per 250 s.f.) and tilled into rock-free topsoil to a minimumdepth of 6".7. All herbaceous beds shall be top dressed with 1" extra fine shredded hardwoodbark mulch.8. All shrub beds and tree wells shall receive a minimum of 3" shreddedhardwood bark mulch.9. All plant beds shall receive Mira-Fi filter fabric or equal weed barrier.10. Place a variety (species and bloom) of perennials and ground covers in masses(min. 6 plants) where designated on Plan. Plant masses of bulbs in perennialsbeds.11. All deciduous trees 212" cal. and greater shall be staked with 6' steel "T" stakesand guyed with #14 gauge galvanized wire and 112" wide x 18" green nylon treestraps; all trees less than 212" cal. shall be staked by 6' Lodgepole stakes with thesame guying and wrapping specifications.12. All deciduous trees shall be provided with a tree well at its base. Wells are tobe earth constructed, having a minimum shallow depth of 4".13. All newly planted trees shall be rootfed at time of installation. Rootfeedingshall consist of a liquid root growth stimulator including vitamin B-2 and al slowrelease fertilizer composed of14+14+10+2% iron.14. All trees, shrubs, vines and mixed flowers shall receive drip irrigation at aschedule consistent with their individual needs. All sod areas shall receive sprayirrigation with 100% overlap. All disturbed areas shall be revegetated with nativegrasses and wildflower grasses and shall receive temporary irrigation for aminimum of 2 growing seasons; thereafter decrease water application gradually.15. Aspen trees shall be field collected with a minimum of three clear trunksunless otherwise specified.16. Unless otherwise noted on the drawings or technical specifications, allplanting beds shall be separated from sod and revegetation areas byBend-A-Board edger.17. One application of di-ammonium phosphate fertilizer, 18-46-0 shall bebroadcast prior to seeding at a rate of 7-8 lbs per 1,000 s.f.18. All seed, sown and fertilized area are to be lightly raked into the soil.21. Mulch all sown areas with 2-3" straw or hay, free of weeds.22. All straw mulched areas area to be tackified with an appropriate organictackifier at the rate of 120 lbs. per acre.23. All finish grades shall provide for natural runoff of water without low spotsor pockets. Set flow lines accurately and provide a minimum 2% and a maximum33% gradient unless otherwise noted. Contractor shall be responsible for positivedrainage throughout the site with accurately set flow lines. No low spots orponding of water will be accepted in the final work. Positive drainage shall occuraway from all improvements.24. "Specimen" plant material shall be flagged at the holding nursery for approvalfrom the Landscape Architect.25. Plant quantities in the Plant Schedule are for information only. LandscapeContractor is responsible to do their own quantity take-offs for all plant materialon the Plans. In case of discrepancy, the Plans take precedence over the PlantSchedule.26. Contractor shall field verify existing grades, utilities and conditions, andnotify the Owner of any discrepancies before starting work or makingmodifications. Contractor will be required to complete the work of this projectaccording to the proposed drawings, details and specifications. If conflicts arise inthe field, contact the Owner or Owner's representative for resolution.27. Verify locations and conditions of existing trees and plant materials prior tobeginning work. Contractor shall take appropriate measures to protect them andavoid compaction within their drip lines. Avoid cutting of roots over 1" indiameter. Damage to existing plant material by the Contractor shall result in theContractor replacing damaged material at his/her cost.28. It shall be the Landscape Contractor's responsibility to conform to all designcriteria as noted on the Drawings or the technical specifications. Anydiscrepancies, deletions, additions or alterations to the Drawings or specificationsshall be presented in writing to the project Landcape Architect prior toinstallation.29. The Landscape Contractor shall submit the Company's written documentregarding its policy in plant guarantee and replacement to the Owner. Eachguarantee shall conform to the minumum standard of replacing all material,including labor, due to the sickness or death of a plant for the period of one yearfollowing final acceptance.30. The Landscape Architect will have the sole and exclusive right to accept andreject any plant material brought onto the Site which he/she may findunacceptable.31. The Landscape Architect must have a minimum of 24 hours notice prior to adesired site visit.32. Topsoil Depth: all shrub beds shall receive a minimum of 12" topsoil; sodareas to receive 18" topsoil.33. Watering schedule for sod areas: soak newly-installed sod to field capacity;keep moist for two weeks, adjusting for the weather conditions; gradually reducethe watering to allow for the roots to stretch and search for water. Once this isestablished, use a soil tensionmeter to avoid over-moisture of the soil.34. Erosion control blankets are to be used on steep slopes, generally steeper than3:1, and slopes where erosion hazard is high and in sensitive areas such as steamsand wetlands and where planting is likely to be slow in providing adequateprotective cover. Additionally, it shall be used on slopes where mulch must beanchored and other methods such as crimping or tackifying are neither feasiblenor adequate.a.
