General Information: This application is required for all proposals involving the addition of any floor area, in-
cluding net floor area and/or gross residential floor area (GRFA). This also includes proposals for `residential
250 additions' and 'interior conversions'.' Applicable Vail Town Code sections can be found at
www.vailgov.com under Vail Information — Town Code Online. All projects requiring design review must re-
ceive approval prior to submitting a building permit application. An application for Design Review cannot be
accepted until all required information is received by the Community Development Department, as outlined in

The Owners would like to take advantage of the Town of Vail Ordinance #4 and add a
maximum of 242 square feet to unit #3, in addition to remodeling the interior of the
Lawer, Main and Upper levels of the unit.
LOWER LEVEL FLOOR PLAN
No exterior changes to this level.
Interior remodel of Bedroom 2 and Bath 3.
MAIN LEVEL FLOOR PLAN
Expand the Kitchen/Dining areas by extending out 2' beyond the existing roof.
Additional 80 square feet of interior space.
A new 2' roof section (metal panel) at 3/12 to align with existing.
Relocate existing Dining Room door/window and add 2 new sidelights
with windows above.
All new wall faces to be wood siding to match existing.
Extend center portion (2' x 10') of existing exterior deck with new painted metal
pipe and cable railing (to match unit 7/see attached photo).
Extend southwestern corner of Living Room to the south 4' to align with existing
Living Room wall (similar to recently remodeled unit 7).
Additional 36 square feet of interior space.
Remove and relocate new fireplace (gas) to west wall of Living Room.
Remove existing metal flue/panel and replace with new glass panel.
Add 2 new glass skylight sections to match existing (similar to unit 7).
Add 5 new windows in south wall of Living Room (similar to unit 7)
UPPER LEVEL FLOOR PLAN
Expand the existing stair landing to the existing Deck roof edge for new Office
and Studio space.
Additional 126 square feet of interior space.
Relocate new spa/hot tub unit to southeast corner of the existing deck area.
Relocate existing door unit to new south wall line at deck.
Add new window at existing north wall (replace existing plexiglass panel).
New flue chase for new Living Room fireplace relocation from below.

Email from Unit 3 architect Craig Snowdon:
The premise for the remodel (as noted on the summary) is to add
approximately 240 square feet (250 allowed) to the unit at the Kitchen,
Dining, Living Room and Master Bedroom levels of the existing unit #3.
I have looked at this from both the Owner's and the HOA's point of view:
1.I have limited the proposed deck expansion to respect Unit #2 privacy.
2.The living room expansion and remodel is similar to what has been
previously approved at Units 4 and 7, and does not impact any adjacent
Units.
3.The Kitchen and Dining area expansion does not impact any units.
4.The upper level expansion (Office/Studio) stays within the existing
roof lines and has no impact on adjacent Units.
5.The various new window and door installations are consistent with the
general image and details of the existing building design.
6.New details such as; railings and skylights are proposed to match
recently approved details on other 770 PPD remodels (Unit 7).
7.All new materials and finishes will match existing.
The Board has reviewed the plans to determine whether to approve and
although the architect indicates that there is no visual impact to other
adjacent owners other than unit 2(who has already approved of the
plans), the Board wants the ownership to evaluate and make their own
determination prior to the Board finalizing any approval.
Expansion's other properties in the community may impact your unit,
including possibly your views, please review the proposal to determine
whether you have any concerns. This will likely be your only opportunity
to provide input to the board on the proposed expansion before it acts on
the proposal.
