All projects requiring de- sign review must receive approval prior to submitting a building permit application. An application for Design Review cannot be accepted until all required information is received by the Community Development Department, as outlined in the submittal requirements. The project may also need to be reviewed by the Town Council and/or the Planning and Environmental Commission. Design review approval expires one year from the date of approval, unless a building per- mit is issued and construction commences. On -site material storage Change Orders: Ceres Landcare will utilize change orders to address specific items that will increase or decrease the original scope of work. Change orders will be developed based on client/designer requests and will require approval by all parties. Change orders may also be required to deal with unforeseen obstacles. Some examples of unforeseen obstacles we might encounter include: • Unsuitable sub - surface soils Sub - surface bedrock, shale or large boulders that must be removed or avoided. Groundwater that must be managed. Extraordinary measures (tenting, heat blankets) to continue work during unseasonable weather conditions. Warranty: Ceres Landcare warranties all nursery stock for one year after the time of placement. Nursery stock is not guaranteed against, flood, owner neglect, vehicular or lawn mower damage, storm damage, theft, or animal damage (domestic or wildlife). Working Season: Ceres Landcare's landscape construction season operates from mid April to mid November depending on weather and adverse site conditions. Extension of these dates may be possible, depending on safety considerations. Work outside the regular season will require a minimum of 45 days notice and a change order. Ceres Landcare shall provide the above - described scope of work for the total sum of IM This price is valid for 30 days from the date of this proposal. A 30% deposit is due upon approval of this proposal to procure construction materials.
