Yesterday,the Design Review Board (ORB)voiced the following
concerns regarding the proposed primary/secondary house at 2049
Sunburst Drive.Prior to the August 15th meting,the applicant
shall:
1.Consolidate the driveways.
2.Propose alternate mitigation,such as a 5'high stone
veneared wall.The Board is interested in seeing
similar materials on the wall as are on the house and
seeing the wall integrated into the site and the
proposed house.D~
3.Shift the house as far to the south as possible,given
the revised hazard mitigation.t>j::-1'
4.Add a note to the plans stating that the natural rocks
and shrubs in the understory will remain,and that the
rocks will not be used as part of the construction.6~

time.Though I understand that you are close to the allowances
of GRFA,site coverage,and height,I want to reemphasize the
fact that 3,450 sq.ft.is the maximum site coverage allowed.
Also,I want to let you know that I will be reviewing the work we
did regarding height with another planner prior to the next ORB
meeting to ensure it is correct.
Thank you for your perseverance with the Town on this project.
with the exception of the revised mitigation,I believe all the
other issues are simple and can be addressed immediately.Please
submit a revised set of plans reflecting the requirements listed
above by August 9th.Concerning the mitigation,call me as soon
as you have a plan for the Town to review.

Upon reviewing the Drainage Plan/protection berm drawings submitted to
you on wednesday,I have madesome clarifications on the drawing which
will,hopefully,allow the Design Review Board to better understand the
site pl.an,'!here are tw:>copies of the drawing previously sutxnitted
with those JOOdificalions attached hereto.'!hose additions are as
follows:
1•We had shown a rock retaining wall at the southeast corner of the
driveway.A separate rock retaining wall is rot required at this
location and the designation on the drawing is,therefore,an
error.In reality,the rockfall berm superceded the need for a
separate retaining structure of any kind on the backside of the
driveway.
2.we have labeled additional contour lines on the drawing to make
it easier to read.
3.We have added additional drainage arrows on the drawing to better
allow better w1dersta'1ding of the Drainage Plan.
4.I have added additional details with respect to drainage and spot
elevations on the driveways.'!his information clarifies what
happens between the two-foot contour lines on the drawing •
Specifically,I have shown the swales which will be const.ructed
in front of the garage openings,as well as the swale which will
be conscructed against the cul-de-sac on Sunburst Drive.I have
also added several spot elevations around the perimeter of the
driveways so you are better able to understand the intent of the
final paved surfacing.
5.I have shown the actual grades along the driveway,roting the 8%
grade along the driveway closest to Sunburst Drive.

A.In addition to meeting submittal requirements,the

lines and building corners.Trees that will be removed
