A. Two copies of a at a

following:
1. Licensed surveyorrs starnP.
2. contour intenrals of not nore than 2! unless the
parcel consists of 6 acres or nore, in which case,5r contour intervals may be accepted.
3. Existing trees or groups of trees having trunks
with dianeters of 4rr or nore one foot above grade.
4. Rock outcroppings and other significant natural
features (large boulders, intennittent streans,
etc. ) .
5. Avalanche areas, centerline of stream or creek,
creek or stream setback, l0o-year flood plain and
sJ-opes of 40t or nore, if applicable.
5. Ties to existing benchnark, either USGS landnarkor seuer invert.
7. Locations of the following:
a. Proposed surface drainage on and off site,
showing size arrd type of culverts, sltales,
etc.
b. Exact locations of all utilities to include
existing sources and proposed serrrice lines
frorn sources to the structure. Utilities to
include:
Cable TV sewer GasTelephone Water Electric
c. Property lines showing distances and bearings
and a basis of bearing
d. Proposed driveways with percent slope and
spot elevatlons
e. All easements (Title report nust also include
existing easement locations)
8. Existing and finished grades.
9. All existing and proposed improvements including
structures, Iandscaped areas, service areas,
storage areas, walks, driveways, off-streetparking, Ioading areas' retaining walls (with spot
elevations of top and bottom of walls), and other
site inprovements.
10. Elevations of top of roof ridqes (with existing
and proposed qrades shown underneath) to deternine
height of building. AII ridge lines should be
indicated on the site Plan.
B.Landscape PIan (1' = 20r or larger) - 2 copies required
1. Show the location of 4rr dianeter or larger trees,
other shrubs and native plants that are on the
ej.te and the tocation and design of proposed
landscape areas with the varieties and sizes ofplant materials indicated.
2. Complete the attached landscape naterials list.
3. Designate all trees to be saved and alt those to
be removed.
As nuch of the above infotmation as possible strouLd be
indicated on the site plan, so that the inter-relationof the various conponents is clear. The landscape plan
should be separate. The existing topographic and
vegetatl.onal characteristics may be shown on a separate
map. The applicant must stake the site to show Lotlines and buildinq corners. Trees that wiII be lost

3. Subnit one set of reduced (8 L/2x x 11rf) floorplans, elevations and site plan for inclusion in

4. Exterior surfacing naterials and colors shall be
specified and subnitted for review on the
naterials list (attached). Color chips' siding
samples etc., should be presented at the Design
Review Board rneeting.
F. Zone check list (attached) nust be conpleted if project
is zoned Single-Fanlly, Prinary/Secondary or Duplex.
c. The Zoning Adroinistrator and/or DRB nay reguire the
subrnission of additional plans, drawings,
specJ.fications, samples and other naterials (including
a model) if deened necessary to determine whether a
proJect will conply wittr Design Guidellnes.
II. UINOR ALTERATIONS TO THE EXTERIOR OF BUILDINGS.
Photos or sketches that clearly lndicate what is ProPosed
and the location (site plan) of the proposal nay be
subnitted in lieu of the more formal reguirements given
above, as long as they provide all inportant specifications
for the proposal including colors and materl'als to be used.

IV. FINAI, SITE PI,AN
After a building permit has been issued, and when theproject is underway, the following will be required before
any building receives a frarning inspection fron the Building
Department: Ttro copies of a certified improvement survey
showing:
A. Building locations with ties to property corners, i.e.
distances and angles.
B. Building dinensions to the nearest tenth of a foot.
c. AlI utility service lines, as-bul-Its, showing size of
lines, type of rnaterial used, and exact locations.
D. Drainage as-builts.
E. Basis of bearing to tie to Eection corner.
F. Alt property pins are to be either found or set and
stated on map.
G. All easenents.
H. Building floor elevations and all roof ridge elevations
with exi-sting and proposed grades shown underneath.
CONCEPTUAL DESIGN REVTEW
1. Submittal recruirements: The ovtner or authorized agent
ofE -projec-alequiring design approval as prescribed
by this- chlpter nay subrnit plans for conceptual review
by the Design Review Board to the Department of
Cornrnunity Developnent. The purpose of a conceptual
review shall be to give the applicant a basic
understanding with respect to the design concept and
the conpatibifity of a proposal with the Design
Guidelines contained wittrin this chapter. This
procedure is recomnended nainly for those applications

of a higher inpact than single-fanily and tso-fanily
residences although proJects of that nature shall not
be excluded from the opportunity to request a
conceptual desigrn review.
The followlng information shall be subnitted for a
conceptual review:
a. A conceptual slte and landscape plan at a ninimum
Ecale of one inch eguals twenty feet;
b. conceptual elevatlons and exterior materl-als and adescrlption of tlre character of the proposed

cornplies with the developnent standards of the
zone district in whlch the proJect is to belocated (1.e. GRFA, site coverage calculations,
number of parking spaces, etc.);

Council approval lf required.
Procedure: Upon receipt of an application for
conceptual design review, the Department of Connunity
Developnent shall review the subnitted materials forgeneral conpliance with the appropriate reguirements ofthe zoning code. If the proposal is in basic
compliance with the zoning code reguirenents, theproject shall be for*rarded to the DRB for conceptualreview. If the application is not generally in
conpliance with zoning code reguirenents, the
application and Eubnittal materials shall be returnedto the applicarrt with a written expL.anation oli the
Department of Conmunlty Developrnentrs findings.
fhe DRB Ehall review the application and supportingnaterial that has been submitted for a conceptual
review in order to deternine whether or not the project
generally cornplles with the design guldelines. No vote
of the DRB nill be required unless requested by the
applicant. The property owner or his representativeshall be present at the DRB hearing.
