III. IMPORTAI.IT NOTICE REGARDING Att SUBMISSIONS TO THE DRB:
A. In addition to neeting submittal reguirements, theapplicant must stake and tape the project site toindicate property lines, building lines and buildingcorners. All trees to be removed must be taped. AII' site tapings and staking must be completed prior to the
DRB site visit. The applicant must ensure tbat staking
done during the winter is not buried by snow.
B. The review process for NE$l BUILDINGS normally requirestwo separate meetings of the Design Review Board: a
conceptual approval and a final approval . Applicants
should plan on presenting their development proposal ata mininum of two meetings before obtaining final
approval .
C. Applicants who faiL to appear before the Design Review
Board on their scheduled meeting date and who have not

D. The following items may, at the discretion of thezoning administrator, be approved by the Community
Development Department staff (i.e. a formal hearingbefore the DRB nay not be reguired):

Applicants are encouraged to check with a Town Plannerprior to DRB appl.ication to determine the relationshipof the property to a}l napped hazards.

a. Clearly indicate on the floor plans the inside
face of the exterior structural walls of thebuilding; andb. Indicate with a dashed line on the site plan afour foot distance from the exterior face of thebuilding walls or supporting columns.

resolved prior to Town issuance of a building permit.

A.Submittal requirements: The owner or authorized agentof any project reguiring design approval as prescribed
by this chapter may subnit plans for conceptual review
by the Design Review Board to the Department of
Community Development. The conceptual review Ls
intended to give the applicant a basic understanding ofthe conpat.ibility of their proposal with the Town's
Design Guidelines. This procedure is recomrnendedprimarily for applications more complex than single-fanily and two-family residences. However, developersof single-family and two-family projects shall not be
excluded from the opportunity to request a conceptual
design review. Complete applications must be subrnitted
10 days prior to a scheduled DRB meeting.
The following information shall be submitted for a
conceptual review:
1. A conceptual site and Landscape plan at a minj-mum
scale of one inch equals twenty feeti
2. Conceptual elevations showing exterior materials
and a description of the character of the proposed
structure or structuresi
3. Sufficient inforrnation to shord the proposal
complies with the deveJ.opnent standards of the
zone district in which the project is to belocated (i.e. GRFA, sj.te coverage calculations,
number of parking spaces, etc.);
4. Complet.ed DRB application form.
Procedure: Upon receipt of an application for
conceptual design review, the Department of Community
Development shall review the submitted materials forgeneral compliance with the appropriate requirements ofthe zoning code. If the proposal is in basic
compliance with the zoning code reguirements, theproject shalL be forwarded to the DRB for conceptuafreview. If the application is not generally in
compliance with zoning code requirements, theapplication and submittal materials shall be returnedto the applicant with a written explanation as to why
the Community Development Department staff has found
the project not to be in compliance with zoning coderequirenents. Once a complete application has been
recelved, the DRB shall review the submitted conceptual
review application and supporting material in order to
determine whether or not the project generally complieswith the design guidelines. The DRB does not vote on
concepLual reviews. The property owner or his
representative shall be present at the DRB hearing.
