The review process for NEW BUILDINGS normally requirestwo separate meetings of the Design Review goard: aconceptual approval and a ftnal approval . Apptitantsshould plan on presenting ttreir development -|-ioposal hta minimum of two meetings before obtaiiring finaiapproval .
Applicants who fail to appear before the Design ReviewBoard on their scheduled meeting date and who have notasked in advance that discussion on their it,em bepostponed, will have their items removed fron the DRBdocket until such time as the item has beenrepublished.
The following items may, at the discretion of thezoning administrator, be approved by the ConnunityDevelopment Department staff (i.e. i formal heariirgbefore the DRB may not. be required):
a. Windows, skylights and sinilar exterior changeswhich do not alter the existing plane of thebuilding,. and
b. Building addition proposals not visible from anyother lot or public space. A.Three copies of a recent topoqraphic survey, stamped bya licgnsed survevor, at a scale of 1tt - 20t or larger,on which the following information is provided:

3. Existing trees or groups of trees having trunkswith diarneters of 4[ or more, as measured from apoint one foot above grade

Procedure: Upon receipt of an application forconceptual design review, lhe Department of Communit,yDevelopment shall review the subrnitted materials forgeneral . compliance with the appropriate requirements ofthe zoning code. If the proposal is in bjsiccompliance with the zoning code requirements, theproject shall be forwarded to the DRB for conceptualreview. If the application is not generally in'compliance with zoning code requirements, theapplication and submitt,al natefials shali be returnedto the applicant with a written explanation as to whythe Community Development Department staff has foundthe project not to be in compliance with zoning coderequi.rements. Once a complete application has beenreceived, the DRB shall review the submitted conceptualreview.application and supporting material in order todetermine whether gf !9t the project generally complieswith the design guidelines. fne-one does not-vote onconceptuaL reviews. build, only the plaoement on the site. I believe my proposal, given that the
house is 2/3 built is the most responsible place to put GRFA on the site.
