General Information:
This application is required for proposals involving minor exterior alterations and/or site improvements.
Proposals to add landscaping do not require DRB approval unless they involve the addition of patios,
water features, grading, or the addition of retaining walls.
I. SUBMITTAL REOUIREMENTS

Pre-apolication Meetino
R pre-a-pptlcatnn meeting with Town of Vail staff is encouraged. The purpose of a pre-application
meeting is to identify any critical issues peftaining to the applicanYs proposal and to determine the
appropriate development review process for an application. In many cases, the pre-application meeting
helps to expedite the development review process as criUcal issues are identified and dealt with in the

Time Reouirements
The Design Review Board meets on the 1st and 3rd Wednesdays of each month, A complete application
form and all accompanying material must be accepted by the Community Development Department prior
to application deadlines. A schedule of DRB meetings and associated application deadlines may be found
on the World Wide Web at http://ci.vail.co.us/commdev/olannino/drblmeetinos/default.htm For a new
residential development, the application deadline is typically 3.5 weeks prior to a'Design Review Board
hearing.
Review Criteria
The proposal will be reviewed for compliance with the Design Guidelines as set forth in Title 12, (Zoning
Regulations) and Title 14 (Development Standards) of the Town of Vail Municipal Code.
Reouirements for propefties located in hazard areas
If a property is located in or adjaaent to a mapped hazard area (i.e. snow avalanche, rockfall, debris flow,
floodplain, wetland, poor soils, etc,), the Community Development Department may require a site-specific
geological investigation. If a site-specific aeological investigation determines that the subject property is
located in a geologically sensitive area, the property owne(s) must sign an affidavit recognizing the
hazard report prior to the issuance of a building permit. Applicants are strongly encouraged to consult
with Community Development staff prior to submitting a DRB application to determine the relationship of
the property to all mapped hazards.
Required Plan Sheet Format
For all surveys, site plans, landscape plans and other site improvement plans, all of the following must be
shown.
1. Plan sheet size must be 24"x 36'. For large projects, larger plan size may be allowed'
2. Scale, The minimum scale is 1"=20'. All plans must be at the same scale.
3. Graphic bar scale.4. Nofth arrow.
5. Title block, project name, project address and legal description.

Desiqn Review Board Meetino Reouirements
For new construction and additions, the applicant must stake and tape the project site to indicate
property lines, proposed buildings and building corners. All trees to be removed must be taped. The
applicant must ensure that staking done during the winter is not buried by snow. All site tapings and
staking must be completed prior to the day of the DRB meeting.
The applicant, or their representative shall be present at the Design Review Board Hearing, Applicants
who fail to appear before the Design Review Board on their scheduled meeting date and who have not
asked in advance that discussion on their item be postponed, will have their items removed from the DRB
agenda until such Ume as the item has been republished.
If the DRB approves the application with conditions or modifications, all conditions of approval must be
resolved prior to the issuance of a building permit.
Staff Aooroval
The Adrniiristrator (a mentiier of the planning stafl') may i'c"ie" and apyiove Design Review applicaticns,
approve with certain modifications, deny the application, or refer the application to the Design Review
Board for a decision. All staff approvals are reviewed by the Design Review Board and any staff decision
is subject to final approval by the DRB.
Additional Review and Fees
If this application requires a separate review by any local, state or Federal agency other than the Town of
Vail, the application fee shall be increased by $200.00. Examples of such review, may include, but are
not limited to: Colorado Department of Highway Access Permits, Army Corps of Engineers 404, etc.
The applicant shall be responsible for paying any publishing fees in o<cess of 50o/o of the application fee.
If, at the applicant's request, any matter is postponed for hearing, causing the matter to be re-published,
then the entire fee for such re-publication shall be paid by the applicant.
Applications deemed by the Community Development Department to have design, land use or other
issues, which may have a significant impact on the community, may require review by elternal
consultants in addition to Town staff. Should a determination be made by Town staff that an external
consultant is needed, the Community Development Department may hire the consultant. The
Department shall estimate the amount of money necessary to pay the consultant and this amount shall
be forwarded to the Town by the applicant at the time of filing an application. The applicant shall pay
expenses incurred by the Town in excess of the amount forwarded by the application to the Town within
30 days of notification by the Town. Any excess funds will be returned to the applicant upon rwiew
completion.

Lorimer at their home at 2537 Arosa Drive (corner of Arosa and Davos).
Reason for installing fence:
As a corner property, we have maximum exposure. Since ail of our lot is
very visible, we have spent a lot of time and money in the past two years
on landscaping. We feel this fence will add a more finished look to the
long property line we share with the road. Over the years, we plan to
embellish it with trees and bushes, as we can afford them.
A second aspect of our exposure relates to the reduced privary and
increased intrusions we experience in our corner situation. Stray dogs and
even dogs under owner "supervision" frequently cut across t}te corner, using
the corner flowerbed and lawn as a toilet. We have found bike tracks
across the property and even auto tire marks as far as 10 feet into our
lawn. We want to protect both our landscaping efforts and our privacy.
Fence material:
3-foot high post and rail natural split cedar with wire mesh added. Post
and rail is prevalent in this neighborhood. Wire mesh is essential for
keeping out dogs. Otherwise, we would choose.a more solid fence.
Fence position:
We are aware of the guidelines that fences be both within the propeffy
and no closer tlan ten feet to the edge of the asphalt. As you can see on
our drawing, we are requesting minor exceptions to these rules. We feel
that our intentions are entirely in line with the intentions of the guidelines,
in that we want to place the fence in the most visually desirable location
without interfering *ith sno* removal or jeopardizing the safery of the
fence.
Davos border- Since the road and our properry line are not parallel, we
ask for some leniency on the west half of this line so that the fence can
parallel the road without angling through the middle of our sloping
backyard. We ask to be less than ten feet from the road to include the
grassed area and avoid creating what may look like neighborhood parking
space beyond the fence. If the town wants to keep this as a snow storage
area, we request that that be accomplished by digging a large trench rather
than relying on ten feet of flat shoulder. In the past we have requested
that snow not be stored here since is adds to the run-off down our yard
and into our wooden foundation. A trench would redirect run-off and also
discourage neighborhood parking here.
Arosa border- The existing large ditch here provides plenty of snow storage
and placing a fence a foot or wo inside the suggested l0-foot setback
would be more visually appealing. To achieve a clean look, we would like
to reduce the ungroomed "no man's land" between ditch and fence as
much as possible, without interfering with snow removal, of course.

MAINTENANCE
CONGRATULATIONS on your purchase of this
high efficiency warm air furnace. Your warm air
furnace is the product of years of engineering and
modern designing techniques. Proper care and periodic
attention to this unit will result in years of trouble-
free service and comfort for you. lt is suggested that
an annual check-up of this heating unit be made by a
qual if ied service agency.
This maintenance information has been prepared so
that you may better understand and care for your
warm air fu rnace.
1 . TH E R MOSTAT - The thermostat is the heart of
your warm air furnace controlcenter. lts operation
depends on the surrounding air temperature,
therefore, it should be mounted on a draft-free
inside wall for best operation. Because the
thermostat is sensitive to heat, devices such as
radios, televisions, or lamps shou ld not be placed
near it. The thermostat also accumulates lint
which affects its accuracy. For best operation,
the thermostat should be cleaned annually.
FILTERS - High eff iciency warm air furnaces are
equipped with a permanent air filter. The filter
removes dust and debris from the alr before it is
heated and circulated to the living spaces. Your
filters must be changed or cleaned when dirty.
Inspection of the f ilters must be made on a
monthly basis. The use of continuous air
circulation (CAC) or unusually dusty conditions
may decrease this time interval.
Permanent f ilters should be washed with a
household detergent and replaced only when dry.
It is a good idea to keep several filters on hand
when disposable filters are used. NEVER
OPERATE YOUR WARM AIR FURNACE WITH
FILTERS REMOVED.
BLOWE RS - The blower size and speed determine
the air volume delivered by the furnace. The
blower bearings are permanently lubricated and
usually do not require servicing. Annual cleaning
of the blower wheel and housing is recommended
for maximum air output.
4. MOTORS - Direct drive 'motors have bearings
which are permanently lubricated and do not
requ ire lubrication.
5. BURNER - Gas burners do not normally require
scheduled servicing. For best operation burner
should be inspected annually and serviced if
necessary. Remove burner by removing screws
from top plate. Slide burner out of the chamber.
Reassemble parts by reversal of the above
procedure.
6. HEAT EXCHANGER/FLUE PIPE -These items
must be inspected for signs of corrosion, and/or
deterioration at the beginning of each heating
season by a qualified service agency and cleaned
annually for best operation. To clean flue gas
passages. follow recommendation below.
1. Turn off gas and electric power supply.
2. Disconnect union at f lue gas condensate trap.
3. Remove screws fastening burner and remove
from chamber.4. Clean boiler heat exchanger with wire tube
brush.
5. After boiler heat exchanger has been
thoroughly brushed,flush heat exchanger with
tap water until water flowing from boiler vent
trap is clear.
6. Replace parts removed in reverse order, Inspect
burner. Service if necessary.
7. Restore gas supply. Check for leaks. Restore
electrical supply. Check unit for normal
operation.

variations in BTU content and altitude,
servicing may be required at shorter
intervals.
7. FUSES - lf blower or gas valve fail to operate.

Replacement fuses should always be kept on
hand.
OPERATION - Yourwarm airfurnace should not
be operated in a corrosive atmosphere. Paint
solvents, cleaning chemicals, spray propellents,
and bleaches should not be used in the vicinity of
the furnace during normal operation.
AIR CIRCULATION - To insure increased
comfort, blower on this unit may be operated
continuously for both heating and cooling. This
will result in constantly filtered air and aid in
maintaining more even temperatures by avoiding
temperature stratif ication throu ghout conditioned
area. To accomplish constant air circulation set
thermostat fan switch on "ON ".
10. CONDENSATE DRAIN LINE - Condensate drain
line must be checked every three months to
assure that condensate can flow freely from unit
to drain. lf condensate is not coming out the
line call your service company.

WARNING
Unit is equipped with a blower door switch which cuts
power to blower and gas valve causing shutdown when
door is removed. Unit must not be altered to allow
operation with the blower door removed. All panels
must be securely closed at.all times for safe operation
of the furnace.

1. Before turning on the main electrical supply, be
sure all gas supply lines have been purged of air.
Turn gds cock knob on main gas valve within unit
depressing slightly to "OFF" position. lf external
gas cock is used, turn to "OFF" position. Allow 5
minutes for any gas within unit to escape. LP gas
being heavier than air may requ ire forced
ventilation.
Turn gas cock knob on main gas valve and external
gas cock to "ON" position.

GENERAL INSTALLATION INSTRUCTIONS:
The manufacturer assumes no responsibility for
equipment installed in violation of any code or
regulation. The operational portion of your manual
will instruct you in the service and care of your unit.
Have your installer go over the operational portion of
your rnanual with you so that you fu lly understand
your boiler and how it is intended to function.
Locate the boiler with respect to the piping distribu-
tion system as practical.
A gas-fired boiler for installation in a residential
garage must be installed so that the burner(s) and
the ignition source are located not less than 18 inches
above the floor, and that the boiler be located or
protected to avoid physical damage by vehicles,

INSPECTION AND HANDLING
Material in this shipment has been inspected at the
factory and released to transportation agency without
known damage. Inspect exterior of carton for evidence
of rough handling in shipment. Unpack carefully after
moving equipment to approximate location. lf damage
to contents is found, report damage immediately to
to delivering agency.
ORDERING PARTS
When ordering shortages or damaged parts, or when
ordering repair parts, give the complete unit model
and serial number as stamped on the unit nameplate.
Order allparts through your local contractor.
INSTALLATION, CLEARANCES AND SUPPORT
All models are A.G.A. design certified for installation
on combustible floors and for closet installation.
For installation on combustible flooring, the boiler
shall not be installed directly on carpeting, tile, or
other combustible material other than wood flooring.
The following lists minimum permissible clearances
to combustible material. for all models hot water
boilers.
ACCESSIBILITY CLEARANCES MUST TAKE
PRECEDENCE OVER FIRE PROTECTION CLEAR.

Minimum accessibility clearances are as follows:
1. 24 inches at side where access is required for
servicing and clean ing.2. 18 inches at a side where passage is required to
another side requiring servicing or cleaning, or at
a side requiring inspection or replacement of the
f lue connector.3. In utility room installations, the door shall be
wide enough to allow the largest boiler part to
enter or to permit the replacement of another
appliance. such as a gas water heater.
4. The boiler must be installed on a solid surface and
must be level front-to-back and side-to-side.
The boiler, when used in connection with a ref riger-
ation system, must be installed so the chilled medium
is piped in parallel with the boiler with appropriate
valves to prevent the chilled medium from entering
the boiler.
The boiler piping system of a hot water heating
boiler connected to heating coils located in air hand-
units, where they may be exposed to refrigerated air
circulation, must be equipped with flow control valves
or other automatic means to prevent gravity circula-
tion of the boiler water during the cooling cycle.

GAS PIPING
The installation of piping shall be in accordan_ce with
piping codes and the regulations of the local gas
company. Pipe joint compound must be resistant to
the chemical reaction with liquified petroleum cases.
Refer to piping table, Figure 2, for delivery sizes.
Connect gas supply to the unit, using a ground joint
union and a manual shut-off valve as shown in F igure
1. National codes require a condensation drip leg to
to be installed ahead of controls as shown in Figure 1.

WARNING
The boiler and its individual shutoff valve must be
disconnected from the gas supply piping system
during any pressure testing of that system at test
pressures in excess of 1/2 psig.
The boiler must be isolated from the gas supply piping
system by closing its individual manual shutoff valve
during any pressure testing of the gas supply piping
system at test pressures equal to or less than 1/2 psig.
All gas fittings must be checked for leaks using a
soap solution before lighting boiler. DO NOT CHECK
WITH AN OPEN FLAME.
E LECTR ICAL CONNECTI ONS
Make wiring connections to unit as inCicated on
enclosed wiring diagram. As with all gas appliances
using electrical power, this boiler shall be connected
into a permanently live electric circuit. lt is recom-
mended that it be provided with a separate fused
electric circuit. Boilers must be electrically grounded
in accordance with local codes, or in the absence of
local codes, with the National Electrical Code ANSI/
NFPA No. 70-1984, if an external electrical source is
utilized.
Wiring to be done in the field between the boiler and
devices not attached to the boiler, or between separate
devices which are field installed and located, shall
conform with temperature limitation for Type T wire
(63'F. rise t35' Cl ) when installed in accordance
with the manufacturer's instructions.
HOT WATER PIPING
All water piping should be in accordance with any
local or national codes. Consideration must be given
for pipe capacity and pressure loss. For typical hot
water boiled piping, See figure 3.
All hot water boilers must be installed with expansion-
compression tank sized for system volume. Periodi-
cally expansion tank must be drained down to
maintain air cushion.

MAIN BURNER ADJUSTMENT
The regulator on the unit's gas valve is set for a
manifold pressure of 2.5" W.C. for natural gas. This
can be checked by turning off the gas valve and re-
moving the plug on the gas valve labeled "Outlet
Pressure" and installing a water manometer. Turn the
gas valve to ON. Put boiler in operation and read the
manometer. lf it is necessary to increase the gas
consumption, turn the adjustment screw (beneath capon pressure regulator) clockwise. Do not increase
above 2.7" W.C. lf input needs to be increased even
more. a change in orif ice size may be indicated. After
checking pressure, turn gas valve OF F. Remove
manometer. Replace plug. Put boiler into operation
and leak check plug with soap solution for leaks.
For LP Models, the regulator is set at 8.5" W.C. lf
the gas consumption needs to be increased, do not
exceed 9.0" W.C.
Another method for checking input is to clock the
gas meter with allother gas appliances turned OF F.
HIGH ALTITUDE INSTALLATIONS:
IMPORTANT: The sea level rated inout of the boiler
installed at elevations above 2,000 feet should be
reduced 4o/o for each 1,000 feet above sea level. For
example, for elevations of 4,350 feet, the correct
input would be the sea level rated input less 177o.
OPERATING AND LIMIT SWITCHES (Ref. Fig. 7)
Operating limit switch is factory set at mid-point of
adjustment range 125'- 165'F. Under normal opera-
ing conditions operating limit switch will remain
closed and system will be controlled by room
thermostat. lf companion hot water heated is used,
operating limit is adjustable for desired hot water
supply temperature.
H igh limit switch is non-adjustable and set at 1gOF.
High limit contacts will open to shut unit down in the
event of high water temperature due to operating
limit failure or circulating pump failure.

The limit switch is a safety device designed to close
gas valve should the boiler become overheated. Since
proper operation of this switch is important to the
safety of the unit, it must be checked out on initial
start up by the installer.
To check for proper operation of the limit switches,
set thermostat to temperature higher than room
temperature to bring on the gas valve. Restrict water
flow. When the boiler reaches the maximum outlet
temperature, the burner must shut off. lf burner
does not shut off after a reasonable time and over-
heating is evident, a fauity limit is probable and the
limit switch must be replaced. After checking the
operation of the limit switch, be sure to restore
proper water f low.

ABNORMAL CONDITION
1. Power Failure
lf power fails during a call for heat, main gas
valve will close. Normal function will resume
when power is restored.
2. Gas Supply Failure
lf the gas supply fails while burner is on and is
not returned within lock-out timing of ignition
control, unit will lock out. To restore, lower
thermostat setting or disconnect electrical
supply, wait 3 minutes, raise thermostat setting
above indicated temperature, turn electrical
supply on. Unit will repeat lighting sequence
3. Combustion Air Blower Motor Failure
A. Pressure differential switch contacts will
remain open when pressure is not sensed and
unit will fail to start.
B. lf during running cycle combustion air
blower motor fails, pressure differential
switch contacts will open to shut unit down.
4. Vent or Air Intake Blockage
lf any obstruction occurs in vent or air intake,
pressure differential switch contacts will open
to shut unit down.

MAINTENANCE
CONGRATULATIONS on your purchase of this high
efficiency boiler. Your gas fired boiler is the product
of years of engineering and modern designing tech-
niques. Proper care and periodic attention to this will
resu lt in years of trouble-f ree service and comf ort for
you. lt is suggested that an annual check-up of this
heating unit be made by a qualified service agency.
This maintenance information has been prepared so
that you may better understand and care for your
gas f ired boiler.
1. THERMOSTAT - The thermostat is the heart of
your gas fired boiler control center. lts operation
depends on the surrounding air temperature,
therefore, it should be mounted on a draft-free
inside wall for best ooeration. because the
thermostat is sensitive to heat, devices such as
radios, televisions, or lamps should not be placed
near it. The thermostat also accumulates lint
which affects its accuracy. For best operation, the
thermostat should be cleaned annually.
2. MOTO RS - D irect drive motors have bearings
which are permanently lubricated and do not
require lubrication.
BURNER Gas burners do not normally require
scheduled servicing, For best operation burner
should be inspected annually and serviced if
necessary. Remove burner by removing screws
from top plate. Slide burner out of the chamber.
Reassemble parts by reversal of the above
procedure.
HEAT EXCHANGER/FLUE PIPE - These items
must be inspected for signs of corrosion, and/or
deterioration at the beginning of each heating
season by a qualified service technician and
cleaned annually for best operation. To clean flue
gas passages. follow recommendation below.
Turn off gas and electric power supply.
Disconnect union at flue gas condensate trap.
R emove screws fasten ing bu rner and remove
f rom chamber.
Clean boiler heat exchanger with wire tube
brush. After boiler heat exchanger has been
thoroughiy brushed, flush heat exchanger from
top with tap water until the water flowing
from boiler vent trap is clear.
Replace parts removed in reverse order.
Inspect burner, service if necessary.
Restore gas supply. Check for leaks. Restore
electrical supply. Check unit for normal
ooeration.
