Requirements for properties located in hazard areas
If apropertyislocatedinoradjacenttoamappedhazard area(i.e.snowavalanche,rockfall,debrisflow,
floodplain,wetland,poorsoils,etc.),theCommunityDevelopmentDepartmentmayrequireasite-specific
geologicalinvestigation.If asite-specificgeologicalinvestigationdetermines that thesubjectpropertyis

aftertheworkwas completed ,cannotbeapproved.Theuseofmetalsidingis prohibited bythe
TownCode ,whichstates:
1.Predominantly natural building materials shall be used withintheTownofVail.The
exterior useofwood ,woodsiding ,woodshingles,native stone ,brick,concrete ,stucco,
and EIFS may be permitted.Concrete surfaces,when permitted,shall be treated with
texture and color;however,exposed aggregate is more acceptable thanraw concrete .
Theexterior use of stuccoorEIFSwith gross texturesor surface featuresthat appear to
imitate other materials shall notbe permitted.Theexterior useof simulated stoneor
simulated brick shall notbepe rmitted.The exterior use of aluminum,steel,plastic,or
vinyl siding that appears to imitate other materials shall not be permitted.The
exterior useof plywood siding shall notbepermitted.
The exterior use of any building material,including thosenot specifically identified by this
Section,shall onlybe permitted,unless otherwise prohibited bythisCode ,wherethe
Design Review Board finds :

WHEREAS,thePlanningand Environmental Commission oftheTownofVa il has
recommended approvalofthese amendments at its September 10,2001 ,meeting,andhas
submitted its recommendation totheVailTownCouncil ;and

capable of'....eathering toadullfinish.Metalroofsshall generally havea standing seam
in order to provide some relief totheroof surface andbeaheavy gauge .Asphalt and
fiberglass shingles shallbe permitted pro,..ided that they weigh nolessthan three
hundred (300)pounds perroofing square foot aod areofa design and color tobe

and buill-up tar and gravel roofing may be permitted.Metal roofing,when permitted,
shall not reflect direct sunlight ontoan adjacent property andshallbe sutfaced with a
low-gloss finish or becapable of weathering to a dullfinish .Metal roofing,when
permitted,shall be of a heavy gaugeand designed to provide visual relief tothe roof
sutface (including butnotlimitedto a standing seam).Asphalt and fiberglass shingles,
when permitted,shallweighnolessthanthree hundred (300)pounds per roofing
square.Theuse of rolledroofing shall notbe permitted.
