DESCRIPTION OF REQUEST
The applicant, Dantas Builders, represented by Michael Pukas of MPP Design
shop,'is requesting final approval of new construction of a two-family dwelling
locaied at ZAS] Baiingdale Boulevard. The applicant is also requesting approval
of the proposed retaining walls over 3' within the front setback according to
section 14.6.7.A, Vail Town Code:
14.6.7.4. 'General: All retaining walls are reviewed by the design
review board or the administrator to determine compatibility to the
existing topography and the materials in use. Retaining walls shall not
exceed an eiposed face height of six feet (6). Wtthin a front sefbacl'
retaining watis shall not exceed an exposed face height of three feet
(3'), unless related fo access to a structure constructed on excessive
slopes (in excess of 3o percent). Retaining wal/s assoct'ated with a
street located within a pubtic right of way or access to an underground
covered parking structure are exempt from these height limits, but
must be approved by the design review board."
STAFF RECOMMENDATION
Staff recommends approval, of the request for final review of new construction of
a two-family dwelling located a|2851 Basingdale Boulevard.
lf the DRB chooses to approve the request, staff recommends the DRB make
the following finding:
1. The proposed retaining walls, over 3 feet in height, within the front
setback are related to access to the proposed structure, are located on
slopes greater than 30%.

proposed new construction of a two-family residential dwelling, located at 2851 Basingdale Boulevard.

The applicants, Edmund C. Barnes and Judy ScopeJ-l-ite,
each of whom share ownership of lot 4, block 8, Inter-
mountain subdivision, request a varience of the Eagle
County Zoning Resolution, section 4.02.03, in order to
build a du-p1ex on said property. In occordance with the
formula set forth in this sectionrapplicants wouLd be
required to have 101000 square feet of lot area per
dwelling unit. As it exists, this property has an area
of 16rll-7 square feet.
The proposed project wouLd comply \^'ith alL other pro-
visions of the zoning resolution.
