a bu i lding p ermit for t heL ionshead Ce ntre building ad -
dition .Bill P i erce and mys elf had an initia l me eting
with y ou to discu ss t he co n struction type for t h e n e w
addition ,a nd a t that me e t ing,we did n ot have q u ite
e no u gh informat ion to e s tabl is h the appropriate con-
struction type f or the add ition ,nor was t h e prel iminary
information a ccura te e nough to finalize the d etermina -
tion .
Attached you will find many documents pertaining to t he
b uilding code class ification of the Lionshead Centre
bUilding .In myr es earch through all of the building
permits iSBued ,(from initial p ermit through to the
present day)I was unable to d efinitely arrive at ac on-
clusion of the c onstruction type for this building .The
greatest number o f p ermits we r e i ssu e d as a Type I II One
Hour building,t he n ext gre ates t number of perm its were
issued as Type II One Hour a lth ough many werei ss ued as
Type V and s ome as Type I(B asement l evel).
The proposed addition to the bUilding i s prima r ily
single story r etail added to the west ,n orth and north -
e ast side o f t h ee xisting retail spaces .Thisa ddi tion
in t otal is a 3 ,9 00 square foo t addi tion to t he build-
ing.
Pursuant t o Chapter 5o f the '91 UBC ,I believe that the
appropriatec l ass ificationo f this building a d di tion is
Type II One Hour construction b as ed o n the following in-
formation .According to Table 5 -C,the ba s ic allowable
area for B-2 Occupancy is 18,000 s quaref e et .S incet he
building i s more t han o ne story ,the ba s ic allowab le
doubles to 36,000 square feet .Th e b asic a l lowable R-1
Occupancy i s 13,500 square fee t,a gain ,d oub l ed f or
multi-sto ry ,so a n a llowab le o f 27 ,000 squar e fe e t .

The total distance separations that exceed 20 feet in
four directions equals 76 'divided by four,equals 19

Thus,the allowabl e a rea s are as follows:
B-2 36,000 plus .95(36,000)=70,200 sq.ft.
R-l 27,000 plus .95(27,000)=52,650 sq.ft.
S ince the building is a mixed occupancy,the ratio of
the total B-2 and R-l areas may not e x ceed one.The ex-
isting building a reas have b e en obtained from the condo-
minium maps (and are attached for your r eview).
Ex isting B-2 f loor area above the baseme nt area:
1 1,050 sq .ft .
Propos ed B-2 fl o or area above the b asement a rea :
3,900 s q.ft.

Total.14,950/70 ,200 =0 .213
•
Thus the ratio would be 0 .213 for the commercial uses.
Existing R-1 floor area above the basement area:
29,595 sq.ft.
Proposed R-l area is none.
Total.29,595/52,650 =0.562
Thus the ratio would be 0 .562 for the residential uses .
In conclusion,the total ratio for the building,includ-
ing the new addition would be 0.775 leaving a pretty
comfortable margin for allowance of this building to be
catagorized as a Type II One Hour construction type.
