Dear Kurt,
The Town of Vail Staff has reviewed the Design Review application for the ploposed new
primary/secondary residence located at 789 Potato Patch Drive. The following is a summary of the
comments from that review:
1. All utility verification and approval forms must be submitted.
2. The adLquacy of a physical conneclion between the two units (as required by Section 14-10-6,
Vail Town code) shall be subject to the interPretation of the Design Review Board.
3. The entirety of all interior stairways count as GRFA (gross residential floor area) on all levels oJ
the buildinj. The plans must be c6rrected to comply with the maximum GRFA limit of 7,011 sq. ft.
(secondary unit max. of 2,804 sq.ft.)
4. Submit redlined plans showing the landscape area calculations.
S. Submit redlined plans showing the site coverage calculations (site coverage shall include- the
building footprint plus any portion of a roof that extends further than 4 feet from the face of the

Submit building cross-section drawings.
A sfope analysis must be submitted (refer to Section 12-21-14, Vail Town Code). lf the average
slope exceeds 30%, the provisions of Section 12-21-14, Restrictions in Specific Zones on
Excessive Slopes, Vail Town Code, shall apply to lhis proposal.
The stamped topographic survey must identify the lot size.
Site Plan:. lf the site has excessive slopes (>30%), the limits-of-disturbance shall be limited to 60%
of the site.o The exterior parking spaces must be located entirely within the lot boundaries and shall
be located no closer than 5 feet from the Potato Patch Drive roadway.
. Delineate the driveway site distance area. Landscaping and other'improvements shall
not exceed three feet in height within this area.o Delineale the snow storage areas and submit storage area calculations in square feet
(minimum 10% equivalent of driveway area). Snow storage shall not be located within
the Potato Patch Drive right-of-way.o The driveway snowmelt system must be on a separate zone within the Potato Patch
Drive right-of-way and labeled as such at the control box.
r The concrete pan must be 4 feet in width with a 2" invert and no snowmelt heat.

aware that no more than one non-exempt exterior light is allowed per 1,000 sq. ft. of lot
size. Therefore, no more than 19 non-exempt exterior lights are permifted.
r Submit luminance calculations for all exterior lighting tlxtures.
This proposal is tentatively scheduled for review by the Design Review Board at its July 18, 2007 public
hearing. To remain on this schedule, please submil revisions addressing the above listed items by no
later than Noon on Monday, July 9, 2007.

Dear Bill,
In response to yow letter dated June29,2007 we have compiled a resubmittal set as you
requested. The following is a written response to your comments listed in the letter:
The utility verification and approval form is included in this submittal'
We will look to the Design Review Board for their interpretation of the adequacy of the
physical connection between the two units.
Per our phone conversation we have revised the area calculation lines at the stairs on the
SF-l drawing.
We have added a small site plan to the SF-l drawing that is labeled Landscape Area
Calculation showing how this was calculated.
The SF-l sheet has an site plan indicating how the Site Coverage was calculated.
We have added a sheet 46.0 to this submittal that includeds (3) building cross-section
drawings.
We have added to this submitall a drawing that shows our slope analysis.
The stamped topographic survey now identifies the lot size.
Site Plan (A2.0):
a. We are indicating the limit of disturbance on the site plan and it does not exceed
60%.
b. The exterior parking was moved to within the lot boundaries and they are not
closer than 5 feet from Potato Patch Drive.
c. The driveway site distance area is now indicated on the site plan.
d. Snow storage areas are now indicated on the site plan.
e. There is now a note on the site plan which indicates the requirement for separate
zones for driveway snowmelt system that is within the Potato Patch Drive right-
of-way and that it will need to be labeled such at the control box.
f. The concrete pan is now dimensioned at 4'-0". The note indicates that it has a 2"
invert and no snowmelt heat.
g. The site plan now indicates drainage swales.
h. The roofridge and eave elevations are indicated on the site plan.
i. The landscape that runs between the units is a dry creek bed, not a water feature.

fireplace chimney. In lieu of moss rock, the
