A pre-application meeting with a member of the planningstaff ls strongly encouraged to determine if any additionalapplication information is needed. It is the applicantrsresponsibility to nake an appointment with the staff todetermine if there are additional submittal requirements.Please note that a COMPLETE application will streamline theapproval process for your project.
III. IMPORTANT NOT]CE REGARDING ALL SUBMISSIONS TO THE DRB:
A. In addltlon to neetlng submittal reguirements, theapplicant must stake and tape the project site toindicate property lines, building Iines and buildingcorners. All trees to be removed nust be taped. AlLsite tapings and staking must be completed prior to the
DRB site visit. The appticant must ensure that stakingdone during the winter is not burled by snow.
B. The review process for NEll BUILDINGS normally requlrestwo separate meetings of the Design Review Board: aconceptual approval and a final approval. Applicantsshould plan on presenting their development proposal ata mininum of two meetings before obtaining final
approval .
C. Applicants who fail to appear before the Design ReviewBoard on their scheduled meeting date and who have not
asked in advance that discussion on their item bepostponed, will have their items renoved frorn the DRBdocket until such time as the itern has beenrepublished.
D. The following iterns rnay, at the discretion of thezoning administrator, be approved by the Community
Development Department staff (i.e. a formaL hearingbefore the DRB may not be required) :

Applicants are encouraged to check with a Town Plannerprior to DRB application to deternine the relationshipof the propert.y to all mapped hazards.
F. For aII residential construction:
a. CIearIy indicate on the floor plans the insideface of the exterior structural walls of thebuilding; andb. Indicate with a dashed fine on the site plan afour foot distance fron the exterior face of thebuilding walls or supporting columns.

G. If DRB approves the application with conditions ornodifications, all conditions of approval must beresolved prior to Town issuance of a building permit.
IV. NEW CONSTRUCTION
A. Tlrree copies of a recent topoqraphic survev, stamped bva licensed survevor, at a scale of 1n = 20, or larger,
on which the following infornation is provided:
1. Lot area.
2. Two foot contour LntervaLs unless the parcelconsists of 6 acres or nore, in whlch case, 5tcontour intervals nay be accepted.
3. Existing trees or groups of trees having trunkswith diameters of 4" or more, as measured from apoint one foot above grade.
4. Rock outcroppings and other significant naturalfeatures (large boulders, intermittent st.reams,etc. ) .
5. Hazard areas (avalanche, rockfallr €tc.)rcenterLine of stream or creek, required creek or
sLream setback, 100-year flood plain and slopes of408 or more, if applicable.
5. Ties to existing benchmark, either USGS landmarkor sewer invert. This information should beclearly stated on the survey so that aII
measurements are based on the same starting point.This is particularly irnportant for heightmeasurenents. See Policy On Survey Information,for more information regarding surveys.
7. Locations of the followinq:
a. Size and type of drainage culvertsl swales,etc. must be shown.
b. Exact location of existing utility sources
and proposed service lines fron their sourceto the structure. Utilities to include:

c. Property lines - distances and bearings and abasls of bearing nust be shown.
d. AIl easements (Title report nust also incLudeexisting easement locations)
8. Exlsting and finished grades.
9. Provide spot elevations of the street, and a
minimum of one spot elevation on either side ofthe lot, 25 feet out from the side property lines.
B. Site PIan
1. Locations of the following:
a. Proposed surface drainage on and off site.
b. Proposed driveways. Percent slope and spotelevations must be shown.

landscaped areas, service areas, storage areas,walks, driveways, off-street parking, loadingareas, retaining walls (with top and bottom ofwaII spot elevations), and other existing site

and proposed qrades shown underneath). Theseelevations and grades must be provided in orderfor the staff to determine buitding height. AIlridge lines should be indicated on the site plan.

4. Driveway grades may not exceed 8t unless approvedby the Town Engineer.
Landscape Plan (!t' = lQt or larger) - 3 copies required
1. The following information must be provided on the
Iandscape plan. The location of existing 4"dianeter or larger trees, the location, size,spacing and type (common and latin name) of allexisting and proposed plant material . A11 treesto be saved and to be removed must also beindicated. The p.Ian must also differentiate
between existing and proposed vegetation.
2. Conplete the attached landscape material-s list.
3. The location and type of existing and proposed
wateri.ng systems to be employed in caring forplant material following its installation.
4. Existing and proposed contour lines.
In order to clarify the inter-relation of the various
developrnent proposal components, please incorporate as
much of the above information as possible onto the siteplan.

V]II .EONCEPTUAL DESIGN REVIEW
A. Submittal requirements: The owner or authorized agentof any project requiring design approval as prescribedby this chapter may submit plans for conceptual. reviewby the Design Review Board to the Department of
Community Developnent. The conceptual review isintended to give the applicant a basic understanding ofthe conpatibility of their proposal with the Town's
Design Guidelines. This procedure is recommendedprimarily for appJ.ications more complex than single-family and two-fanily residences. However, developersof single-family and two-farnily projects shall not be
excLuded from the opportunity to request a conceptualdesign review. Complete applications must be submitted
10 days prior to a scheduled DRB meeting.

conpliance with zoning code requirements, theapplicat.ion and submittal materials shall be returnedto the applicant with a written explanation as to why
the Comrnunity Developnent Deparlnent staff has foundthe project not to be in cornpliance with zoning coderequirenents. Once a complete application has beenreceived, the DRB sha1l review the submitted conceptualreview appllcation and supporting material in order to
