This letter is in lesponse to your conversation with Mike Mollica regarding 893 Red Sandstone
Circle. The propeity is zoned Two-Family Residential (duplex)'
This lot is 12,354.81 square feet and does not meet the minimum lot size in this zone district of
15,OOO square feet. Because it was annexed into the Town of Vail, and has been recognized aS
a f6gal foi, it is considered legal nonconforming, because ol its lot size'
Two-Family Residential permits two ul.lits for each lot that exceeds 15,000 squareJeet' Lots that
do not meet the minimum size requirement, are only permitted one unit,.plus one Employee
iiriing Unit (eHU). Therefore, this propeity is corisidered nonconforming because there are
two uniis, and neither unii is ieiricteb ai an'EHU, theretore, the lot exceeds the maximum
density Iequirements.
Our liles do not indicate the existing GRFA on the property. However, in 1.982, the property had
