Dear Michael,
The Town Staff has preliminarily reviewed the design review applications for the.proposed addition to the
Booth Creek Duplex at 2945 Bobth Creek Drive. The following is a summary of that review:
1. Perthe Town of Vail files, the lot size is 15,316sq. ft. (0.3516 acres)'
2. The site plan must be revised lo show the limits ol disturbance fence and erosion control
methods.
3. The site plan must be revised lo show all setback lines. The stream setback from Booth Creek is
30 feet, not 35 feet as shown on the survey.
4. Submit one set of "red-lined' floor plans showing how the existing and proposed GRFA (gross
residential floor area) was calculated for each dwelling unit.
5. Submit an exterior lighting plan (max. of 15 exterior lights permitted), light lixture cut-sheets, and
light f ixture luminance calculations.
6. Label the exteriol materials on the elevation drawings.
Z. per the Town of Vail Fire Department: A monitored fire alarm system is required and shall comply
with NFpA 72 (2002) anO VFES standards. A fire sprinkler system is required and shall comply
with NFPA 13R (2003) and VFES standards.

above listed items by no later than Noon on Thursday, April 5' 2007.

services were performed in accordance with our Professional Services Agreement to you
dated February 28,?.007.
H-P Geotech perforEod a site reconnaissance of the property on Mach 11,2007 to
evaluate potential wetlands impacb from the proposed addition It is our understanding
that the renovarions to the existing residence will be a tiangular sb4ed addition totaling
approximately I l8 squarc feet that will connect the main strucfure to the existing two-
story garage localed near the northwest comer of the property. The area of the proposed
addition is curre,ntly primarity occupied by an existing patio' landscaping and grass yad
area During our site reconnaissance the afea was covered with up to 2 feet of snow;
therefore, ftll wetland delineation was not possible. However, a limited wetlands
as6essment was able to be performed- Under Arury Corpe of Engineets guidelines
wetland soil characteristic, wetland vegetation and walands hydmlory charactedstics
must be present for a area to be considered a wetland. If an area is lacking any one or
more of the tbree characteristics the area is not consi&red to be a wetland- Most of the
area ofthe proposed addition is covered with tbe existing patio, which can not' by
defnition, be a wAland- Due to the snow cover ad lack ofvegeta:tion during the winter
season it was difficult to determine the presence of wetland vegetation in the not patio

The Design Review Board meets on the lst and 3rd Wednesdays of eadr month. A complete application
form and all acompanying mabrial must be acpted by the C-ommunity Development Departrnent prior
to application deadlines. A schedule of DRB meetings and associad application deadlines may be found
on the World Wide Web at http://www.rrailgov.com/subpage.asp?page-id=80 For a new residential
development, the application deadlire is typically 3,5 weeks prior to a Design Review Board hearing.
Review Crlteria
The proposat will be re\rieured br compliance with the Design Guidelines as set forth in Title L2, (Zoning
Regulauons) ard TiHe 14 (Development Standads) of the Town of Vail Municipal Code.
Reouircrnents for orooerties located ln hazard areas
If a property is located in or adjaent to a mapped hazard are (i.e. snow avalanche, rockfall, debris flow,
floodplain. wedand, poor soils, etc.), the C-ommunity Development Department may require a site-specific
geological investigation. If a site-specific geological investigation determines that the subject property is
locabd in a geologically senguve area, the property owner(s) must sign an affidaMt re@gnizing the
hazard report prior b the issuarre of a buildirE pemit. Applicants are strongly enouraged to consult
with Community Derrelopment staff prior to submitting a DRB applietion to determine the relationship of
the property to all mapped hazards.

Desion Review Board Meetino Reouiremenb
For rEw consuuction and additions, the applicant must stake and tape the pmject site to indicate
property lines, proposed buildings and building cornerc. All trees to be rcmoved must be taped, The
applicant must ensure that staking done during the winter is not buried by snow. All site tapings and
staking must be omphted prior to the day of the DRB meeting.
The applicant, or their representative shall be present at the Design Review Board Hearing. Applicants
who fail to appear before the Design Review Board on their scfieduled meeting date and who have not
asked in advance that discussion on their item be postponed, will have their items removed ftom tfe DRB
agenda until g.rdr time as the item has been republished.
If the DRB approves the application with condiUons or modifications, all conditions of approval must be
resolved prior to the issuance of a building permit.

The Mministrator (a member of the danning statr) may review and approve Design Review applications,
approve with certain modificauont deny the application, or reftr the application to the Design Revieu/
Board fur a decjsion. All staff apprwals are reviewed by the Design Review Board and any $aff decision
is subject to final appro\al by the DRB.
Additional Rwiew and Fe€c
If this application requires a sepaEte review by any local, state or Federal agency other than the Town of
Vail, the application fee shall be increased by $200,00. Examples of such radew, may include, but are
mt limited to: Colorado Department of Highway Acces Permtts, Amry Corps of Engineers '104, etc'
The applicant shall be responsible for paylrp any publishing fees in excess of 50% ofthe applicafon fee.
If, at the applicant's request, any matter ls postponed for hearing, causing the matter to be re-published,
tf|en the entire fee for srrch republication shall be paid by the applicant.
Applications deemed by the Community Development Department to have design, land use or other
issues, which may have a significant impact on the @mmunity, may requirc rs/iew by external
consultants in addition to Town staff. Should a determination be made by Town s1aff ttEt an e)temal
mnsultant is needed, the C.ommunity Development Department may hire the aonsultant, The
Departrnent shall estimate the amount of money necessary to pay the consultant and this amount shall
