Dear August:
I have photo-copied all of the approval documents from your permanent file and have
attached them to this letter. The latest approval form, dated December 1, 1992, shows that
there is 1098.7 square feet ot gross residential floor area (GRFA) remaining to be developed
on the site. This assumes that the basement storage area created during construction is only
114 sguare feet and that there have been no other changes to the original plans approved
February 5, 1992. Statf calculated these plans at 3411 .9 square feet of GRFA.

1.The driveway entrance must be expanded to a minimum of lZ teet. 1
The end of the concrete driveway must stop at the line defined by a 33 foot radius,
based on a center point in the middle of the cul-de-sac. The cenier point can bedelermined by extending the side property lines past the front propuriy line to the point
of intersection. This should be 45 feet from the iwo front propbrty coiners. The areabetween the end of the concrete driveway and the existing cul-de-sac pavement shouldbe patched with asphalt. (ptease see diagram.)
The roof above lhe skylight and the material used for the facia must have a matte
finish.
Prior to the applicant painting the structure, the DRB must review and approve the
color selection.
The DRB strongly recoirmends that the applicant appeal the Staff decision regarding
the..wing walls extending from the structure. The curent design, with a portion of thewall "cut out' is acceptable to both the staff and the DRB. Holwever, the DRB
recommends that the Planning and Environmental commission review the staff
decision regarding ihe wall height,regulations and allow the structure be built as
originally proposed.

Dear August:
On March 18, 1992, the Design Review Board approved the plans for your residence on the
lot referenced above. In addition to the conditions of approval I have already passed on to
you from lhe Fire Department and the Public Works Department, the Design Review Board
added a few others. Below is a complete list of the conditions.
The driveway entrance must be expanded to a minimum ot 12 teet. /
The end of the concrete driveway must stop at the line defined by a 33 foot radius,
based on a center point in the middle of the cul-de-sac. The center point can be
determined by extending the side property lines past the front property line to the point
of intersection. This should be 45 feet from the two front property corners. The area
between the end of the concrete driveway and the existing cul-de-sac pavement should
be patched with asphalt. (Please see diagram.)
The roof above the skylight and the material used for the facia must have a matte
finish.
Prior to the applicant painting the structure, the DRB must review and approve the
color selection.
The DRB strongly recommends that the applicant appeal the Staff decision regarding
the wing walls extending from the structure. The current design, with a portion of the
wall "cut out' is acceptable to both the staff and the DRB. However, the DHB
recommends that the Planning and Environmental Commission review the Staff
decision regarding the wall height regulations and allow the structure be built as
originally proposed.

6. lf the PEC determines that tfe wing walls may be constructed as originally proposed,
the DRB directs the staff to "Staff Approve" the modification from this approval.
Concerning the wind screen, staff has decided that it must be redesigned so that any portion
of it that exceeds 6 feet in height must be made of a clear material, except for window
mullions. Mullions used to construct this screen and to hold panes of glass are the only solid
material which will be allowed to exceed 6 feet in height. Once the windscreen is redesigned,
staff will take it to the DRB for their approval.
Below is Staff's understanding of the materials:
Walls - Naturalwhite (#103 dryvit)
Windows - White
Drivewav/Patio - Interlocking Gray Pavers
Skvliqhts/Facia - Copper material with a lead finish
Roof - Gray concrete tiles
In general, the Design Review Board was very enthusiastic about the proposed design.

The Town received your letter requesting information on the above-referenced lot on May 23,
1991 . The zone district lor this property is duplex, and the enclosed section of the Code
provides all the development standards for that zone district. I have also included the Design
Review Guidelines, which apply to all development within the Town of Vail. There are some
aspects to development which are regulated in other sections of our Code, such as retiaining
wall heights, driveway slopes, and natural hazards. Please call me if you need to know what
the Town standards are for these issues. lt appears this lot is located adjacent to Gore Creek
and may have wetlands which must be preserved, or may be affected by the 100 year
floodplain. Be sure to take these constraints into account as your architect designs the house.
The enclosed Design Review Board application, as well as the Design Review Board
schedule, describe in more detail the material needed lo be included in any Design Review
Board submittal. The last page of the application is a zone check, which is a good summary
of all of the Town's development standards.
As you and your architect develop conceptual designs, please call me with any questions
