Subject: Observation of Hand Dug Pit, Proposed Deck Additions to Edwards
Residence, Lot 39, Vail Lionshead 2"d Filing 223 Beaver Dam Road, Vail,

Dear Burke:
As requested, a representative of Hepworth-Pawlak Geotechnical, Inc. observed the hand
dug pit excavation at the subject site on September S, 2012 to evaluate the soils exposed
for foundation support. The findings of our observations and recommendations for the
foundation design are presented in this report. The services were performed in
accordance with our agreement for professional engineering services to Burke Harrington
� Construction, dated September 4, 2012.
New deck areas are planned on the east and west sides of the residence. It is planned to
found the decks on isolated footing pads. We assume relatively light foundation loads
typical of the proposed construction.
At the time of our site visit, one pit (Pit 1)had been hand dug near the northeast corner of
the existing east deck area. The soil encountered in the pit, below about % foot of organic
topsoil, consisted of inedium dense, silty sandy gravel and cobbles that extend down to
the pit depth of 4 feet. The soils were observed to contain black organic pockets or
seams. The results of a gradation analysis performed on a sainple of the natural coarse
granular soils (minus 5 inch fraction) obtained from the pit are presented on Figure l. No
free water was encountered in the pit and the exposed soils were very moist.
Considering the conditions exposed in the pit and the nature of the proposed construction,
spread footings placed on the undisturbed natural coarse granular soils designed for an
allowable bearing pressure of 2,000 psf can be used for support of the proposed decks.
There could be some differential settlement with respect to the existing structures which
should be considered in the desi�;n. Footings should be a minimum width of 18 inches for
continuous walls and 2 feet for columns. All fill, topsoil, exposed organic zones and
loose disturbed soils in footing areas should be removed and the bearing level extended
down to the undisturbed natural coarse granular soils. The footings should be provided
with adequate soil cover above their bearing elevations for frost protection. Continuous

foundation walls should be reinforced top and bottom to span local anomalies such as by
assuming an unsupported length of at least 12 feet. Backfill should be well compacted
and the surface graded to prevent ponding within at least 10 feet ofthe buiiding and deck
foundations.
The recomrnendations submitted 'v�this letter are based on our observation of the soils
exposed within thc pit excavation and do not include subsurface exploration to evaluate
the subsurface conditions within the loaded depth of foundation influence. This study is
based on the assumption that soils beneath the footings have equal or better support than
those exposed. The risk of foundation movement may be greater than indicated in this
report because of possible variations in the subsurface conditions. In order to reveal the
nature and extent of variations in the subsurface conditions below the excavation, drilling
would be required. It is possible the data obtained by subsurface exploration could
change the recommendations contained in this letter.
